ADJOINING POVERTY BAY

A land ballot that .will be of interest to residents in Poverty Bay will be held at the Auckland District Lands Office on Wednesday, November 29th, when a ballot for eleven sections situated in the Waioeka, Urutawa and Motu West survey districts, will be held. The land is just over the boundary' of the Hawke’s Bay Land district. Section 14, block 16, Waioeka Survey district consists of 1952 acres. The capital value is £2540, and the halfyearly rental £so' 16s. The country consists of steep hillsides, suitable for sheep-farming; section contains home-stead-sites ; covered with heavy mixed forest comprising tawa, rata, hinau, tawhiri, malice, mho, tawai on ridges, and some scattered rimu„ and matai, with thick undergrowth of raurekau, supplejack, kiekie, etc. Soil a good clay, getting lighter towards tops of ridges, on old sedimentary formation ; well watered by streams. Situated thirty-four miles from Opotiki—twelve miles dray-road, remainder bridle-track. The road along the eastern boundary, when formed, will reduce the distance from Opotiki to twenty miles. Section 15, block 13 is 1605 acres in area. The capital value is £2090, and the half-yearly rental £4l 16s. The same description applies to this section. It is situated thirty-six miles from Opotiki —twelve miles dray-road and twenty-two miles bridle-track. Present access for remainder of distance is up the bed of a stream, but the road is surveyed and will be constructed shortly. Section 2 and 8, block 4, Waioeka South Survey District consist of 1644 acres and 1212 acres respectively. The cask purchase prices are £2140 for the former and £1520 for the latter. Situated thirty-six and thirtyfour .miles respectively from Opotiki—twelve miles good dray-road, remainder bridle and stock track. Section 11, block 13. Urutawa Survey District is 1955 acres in extent and the cash purchase price is £2450. The half yearly rent (occupation with right of purchase) is £6l ss, and with renewable lease £49. The land is described thus : A well-sheltered valley, with steep hillsides; contains a homestead-site; covered with heavy mixed forest comprising tawa, rata, tawhiri, mahoe, hinau, miro, and some rimu and matai; ridges mostly tawa or birch, with thick undergrowth of raurekau, karamu, supplejack, etc. Soil a good clay, light towards tops of ranges, on old sedimentary formation consisting of sandstone, clay-slate, conglomerate, etc; well watered by streams. Situated thirty-six miles from Opotiki—twelve miles drayroad, twenty-two miles bridle-track. Present access to section is up bed of stream from end of bridle-track. Sections 12 and 16 block 14, Urutawa survey district, comprise 1275 and 1369 acres respectively, and the cash purchase prices are £I6OO and £1720. The rente with right of purchase are £4O and £43 respectively, and with renewable lease £32" and £34. The official description of the land shows that section 12 consists of a well-sheltered valley with steep hillsides; section 16, narrow valleys with steep hillsides; home-stead-site on each section. Covered with heavy mixed forest comprising tawa, rata, tawhiri, mahoe, hinau, miro, and scattered rimu and matai; ridges mostly tawai or birch, with thick undergrowth of raurekau karamu, supplejack, etc. Soil a good clay, lighter towards tops of ranges, on old sedimentary formation ; well watered by streams. Situated thirty-seven miles from Opotiki—twelve miles good dray-road, twenty-two miles bridle-track. Present access to sections is up bed of stream from end of bridle-track. Sections 3 and 5, block 1 Motu West survey district, contain 1576 and 1505 acres respectively, and the cash purchase price for the former is £2130, and for the latter £IB9O. With rightof purchase the half-yearly rents are £53 5s for section 3 and £47 5s for No. 5. The half-yearly rentals under renewable lease are £32 and £34 8s respectively. The land l comprises steep hillsides', suitable for sheep-farming, with liomestead-site on- each section; covered with heavy mixed forest comprising tawa,. rata, hinau, tawhiri, mahoe, miro. konini, . and scattered rimu, matai, and totara; higher elevations covered with tawai or birch, with thick undergrowth of raurekau, supplejack, patate, and kiekie. Soil a good clay, lighter towards tops of ridges, on old sedimentary formation; well watered' by streams. Access is from Matawai, nine miles distant—three miles dray-road, balance stock-track; or from Opotiki, thirty-nine miles distant —twelve miles dray-road, remainder bridle and stock track. Section 6 in the same block has an area of 1618 acres, and the cash purchase p’’icc is £2190. The half-yearly rental with right of purchase is £54 15s, and under renewable lease £43 16s. This land has also steep hillsides, but is suitable for sheepfarming. The section contains a homestead-site ; covered with heavy and mixed forest comprising tawa, rata, hinau,‘tawhiri, mahoe, miro, konini, and scattered rimu, matai, and totara; ridges mostly tawai, with thick undergrowth of raurekau, patate, supplejack, kiekie, etc. Soil agood clay, lighter towards tops of ridges and old sedimentary formation ; well watered by streams. Situated eleven miles from Matawai —three miles dray-road, balance stock-track; or thirty-seven miles from Opotiki—twelve miles dray-road, remainder bridle and stock track. Section 7 contains 1408 acres and the cash purchase price is £IB3O. The halfyearly rental (0.R.P.) is £45 15s, and under renewable lease £36 12s. The land is described as follows: —Steep hillsides, suitable for sheep-farming; section contains a homestead-site; covered with heavy mixed forest comprising tawa, rata, hinau, tawhiri, mahoe, miro, konini, and scattered rimu, matai, and totara; ridges mostly tawai or birch, with thick undergrowth of raurckau, supplejack, patate, kiekie, etc.: well-watered _ by streams. Situated thirty-five miles from Opotiki—twelve miles dray-road, remainder bridle and st'iHc track. Applications will he received at the Auckland Lands Office up to 4 p.m. on Monday, November 27th. A. few sections will he open for selection at the Gisborne Lands Office up to December 7th. One is situated about

three miles from Waikokopu Harbor and a similar distance from a post office and school. It consists of 364 acres, and the half-yearly rentals are: O.R.P. £36 10s, and renewable lease £29 4s. There are three sections near Otoko, comprising 128 acres, 32 acres 3 roods 'cash purchase prices are £770, £270, and £ll3O respectively, and the O.R.P. half-yearly rentals £l9 os_, £6 15s and £2B * ss. * Under renewable- lease the half-yearly rentals are £ls Ss, £5 Bs, and £22 i2s. There are also two Education Reserves in the Waikoliu and Ngatapa survey district. One consists of 376 acres, and the capital value is £ll3O, while the half-yearly rental is £22 12s. The other section is 185 acres in extent. The capital value is £560 and the halfyear! v rental £ll 14s. The former :s 8 miles and the latter 11 miles from Rakauroa.
