All Lands alienated from the Crown after the coming into operation of "The Land Transfer Apt, 1870," are subject to, and must be,dea£t with, in manner prescribed by the Act. The following are examples f the fee payable for bringing the land .under the pro visions of the Land Transfer Act : — I, When the Title consists ,of a Grant, dated on or subsequent to the 28th December, 1841, none of the land included in which has been dealt with—

These charge^ also represent jthe cost of Conveying Lapel. Inaamucn as .applicants to bring land under the Act can direct the Certificates of Title to issne in the names of any other persons. Credit for Fees is Given, When desired by the Api licant in all cases where the proprietor applies to have the lane 1 registered under the Act in his $wn name, and the fees may remain unpaid until la-id is .dealt wit^. Any person, therefore, who wishes to f his land under the provisions of the A<;t, order that whenever he deals with it he be in a position to avail himself of facilities afforded by haviag n Registered Title, can do so Without Anj Present Cost, by allowing the fees to remain unpaid until such dealing takes place. He will thep be in a position to Mortgage, Transfer, Lease, or otherwise deal with his land at a moment's notice. Auy Title, however long and complex, may be investigated at a cost to the Applicant of only Five Shillings ; for if the Title is reected all fees are returned, with the exceptior of that amount.
CERTIFICATES OF TITLE ARE ABOOLUTELY INPEFEASJBp. ALL TITLES ARE GUARANTEED B? THE GUVERNMENT. On all Conveyances by Deed under the ojd system, the cost of registration in the Deeds Registry, over apd above thje Solicitor's charge, is never less than Fifteen Shillings, frequently yery much more; while land which has been bought ur^der the prorisjons of " The Land Transfer Act " can bo transferred at a total cost of Eleven Shillings where a whole section is conveyed ; and where only partis conveyed (and therefore a fresh Certificate of Title is uecessitated), of Thirity-one Shillings, which is the highest sum allowed by tHe" Act, no matter what the value or area of the land. Under the Regulations in force on and after the lit January, 187fc, the charge for Certificates of Titles issued upon Memoranda of Transfer is reduced to Ten Shillings in all cases where the value of the land is under Ten Pounds. The total cost of executing a mortgage or lease of Sand, registered under the Act, is Twelve Shillings, no matter what the amount involved. A Mortgage may be transferred or dislarged, or a lease transferred or surrendered lor Five Shillings. ' ' THESE OPERATIONS INVOLVE NO DELAY. The following are some of the ad"»atiges Inferred by the Land Transfer systeai :- 1. It secures the principal benefits and advantages sought to be attained in n system of registration of deeds. 2.|lt renders retrospective investigation oi title unneccseury as to all land re > gistered. 3, It simplifies the Titles to Real Property for jthc future, f It makes purchasers of the fee and leases perfectly secure.
