All Lands alienated from the Grown after the coming into operation of "The Land Transfer Act, 1870," are subject to, and must be dealt with, in manner prescribed by the Act. T^ess charges also v e P resen * the cost of Conveying Land. Inasmuch as applicants to bring land under the Aot can direot the Certificates of Title to issuo in tho names of any other persons,. Credit for Fees is Given, When desired by the Applicant in all cases where the proprietor applies to have the land registered under tl\e Act in his own name, and the fees may remain unpaid until laad is dealt with. i Any person, therefore, who wishes to, [ his land under the provisions of the Act, order that whenever' ho deals; with it he, bo in a position to avail himself of facilities afforded by having 'a Registered Title, can dp so Without Any Present Cost, by allowing the fees to remain unpaid until such dealing takes place. He will then be in a position to Mortgage, Transfer, Lease, or otherwise deal with his land at a moment's notice. Any Title, however long and complex, may be investigated at a cost to the Applicant of only Five Shillings j for if itho Title is reccted all fees are returned, 1 with tho exceptior of that amount. CERTIFICATES OF T^K ARE ABSOLUTELY INDEFEASIBLE, ALL T.ITLES ARE GUARANTEED BY THE GOVERNMENT. ' On all Conveyances frp Deed under the old system, the coat of registration in the Deeds liegistry, over and above the Solicitor's charge, is never less than Fifteen Shillings, frequently rery much more 5 while land which has been bought under tie provisions of '.'The Land 1 Transfer "Act" can be transferred at a total cost of Eleven Shillings where a whole section is conveyed ; an I where only partis conveyed (and therefore, i i fresh Certificate of Title is : necessitated), 0 ' Thirity-one Shillings, which lis the' highest sum allowed by the Act, no ' matter what th| yalue or area of the land; Thider the Regulations in force on and after the Ist January; 187^4, the charge for Certificates' of Titled issued upon Memoranda of Transfer is reduced to Ten Shillings in all cases where the' value of the land is under Ten Pounds. ' The total cost of executing a mortgage or lease of land, registered under the Act, is Twelve Shillings, no matter what the amount involved. , A mortgage may be transferred or dis- [ charged, or a lease transferred or surrendered lor Five Shillings.
