LAND TRANSFER ACT _ LANDS ALIENATED or contracted tc be alienated from the Crown in fee prior to the coming into ooeration of "The Land Transfer Act, 1870," may b. brought under the provisions of the Act by application from the persons entitled thereto. All Lands alienated from ths Crown after the coming into operation of " The Land 'Transfer Act 1870," are subject to, and must be dealt, with, in manner prescribed by the Act. The following are examples f the fee payable for bringing the land under the pro visions of the Land Transfer Act :— 1. When the Title consists of a Grant, dated on or subsequent to the 28th December, 1841, none of the land included in which has been dealt with— ?Fhere the Certificate of title is directed to issue in tne name of the A iplieant : Talue of land £100 &> 11 2 Where the Ceitificate of title is directed to issue in the name of the Purchaser: Value of land £100 1 10 0 These charges are increased by 4s 2d (Assurance Fund) for every additiona! ' £100 in value. .- . '2. -"When' the Applicant is the original Grantee, and the land has been dealt with ; or where the Applicant is not the original Grantee — Where the value of the land is £100 £2U 2 Where the value of the land £200 ... ... 3 3 Where the value of the land is £30 3 12 6 Where the value of the land is £400 4-18 Where the value of land is above £400, the fees ncrease at the rate of 4s 2d (Assurance Fund) for overy additional £/00 in value. Under the Regulations in force ouand after the let January", 167-, the charge for Certificates of Titles issued upon Memoranda oi Transfer is reduced to Ten Shillings in all cases where the value of the land is under Ten Pounds. The total cost of executing a mortgage or leaso of land, registered uuder the Act, i. 'Twelve Shillings, no matter what the amount involved. A mortgage may be transferred or discharged, or a lease transferred or surrendered for live Shillings. THESE OI'EEATIOAS INVOLVE NO DELAY. The following are some of the advantiges conferred by the Land Transfer syste_i: — 1. It secures the principal benefits and advantages sought to oe attained in the 1 syitem of registration ot deeds. 3. It renders retrospective investigation ol title unnecessary as to all iai.d re gistered. g, It simplifies the Titles to Real Pioperty for the future 4. It makes purchasers of tbe fee aud leases perfectly secure. _. It simpliließ, to ths utm v\t possibk extent, the forms o / transfer and the modes of conveyance. 6. It increases the saleab'e value of land. 7. It tends to lower the rate o' interest on loans secured on lands. 8. It gives facilities for the sals 01 large estates in allotments. 9. Transactions can be effected at a moment's notice, and at a minimum JCOSt.
