All Lauds alienated from the Crown aftei the coming intc operation of "The Land Transfer Act. 1870," are subject to, and must be dealt with, in manner prescribed by the Act. The following are examples f the fee payable for bringing the land under the pro visions of the Land Transfer Act:— 1, When the Title consists of a Grant, dated on or subsequent to the 28th December, 1841, none of the land included in which has been dealt with— Where the Certificate of title is directed to issue in tne name of the A iplicaat : Value of land £100 V* ■*» 11 2 Wbere the Certificate of title is directed to issue in the name of the Purchasers Value of land £100 1 10 J These charges are increased by 4s 2d (Assurance Fund) for every additional ■£100 in value. 2. These charges also represent the cost of Conveying Land. Inasmucn as applicants to bring land under the Act can direct the Certificates of Title to issue in the names of any other persons. Credit for Fees is Given, When desired by the Ap*. licant in all cases where tbe proprietor applies to have tbe land registered under tbe Act in his own name, and the fei-s may remain unpaid until la 3d is dealt with. The total cost of executing a mortgage or leasa of land, registered under the Act, is 'J wslve Shillings, no matter what the amount involved. The following are some of the advantages conferred by tiie Land Transfer syste_i :-- 1. It secures the principal benefits and advantages sought to oe attained in the system oi registration oi deeds. 2. It renders retrospective investigation ol title unnecessary as to all laud re gistered. 3. It simplifies the Titles to Real Property for the future 4.
