FORMS of Affidavit for Proxies at meetings of Creditors, on sale at the office of this er. r AND TRANSFER ACT LANDS ALIENATED or contracted to be alienated from the Crown in fee prior to the coming into oneration of "The Land Transfer Act, 1870," may be brought under the provisions of the Act by application from the persons entitled thereto. All Lauds alienated from the Crown after the coming intc operation of " The Land Traasfer Act. 1870," are subject to, and must be dealt with, in manner prescribed by the Act. The following are examples f the fee payable for bringing the land under the pro visions of the Land Transfer Act :— 1. When the Title consists of a Grant, dated on or subsequent to the 28th December, 1841, none of the land included in which lias been dealt with— Where the Certificate of title is directed to issue in the name of the A iplicant : Value of land £100 SH 11 2 Where the Certificate of title ia directed to issue in the name of the Purchaser: Value of land £100 1 10 0 These charges are increased by 4s 2d (Assurance Fund) for every additional £100 in value. 2. When tbe Applicant is the original Grantee, and the land lias been dealt with ; or where the Applicant is not the original Grantee — Where the value of the land is £100 £2 14 2 Where the value of the land £200 ... 3 3 Where the value of the land is £30 ... ... 3 12 6 Where the value of the land is £400 4 18 Where the value of land is above £400, the fees ncrease at the rate of 4s 2d (Assurance Fund) for every, additional £100 in value. These charges also represent the cost of Conveying Land. Inasmuch as applicants to bring land under the Act can direct the Certificates of Title to issue in the names of any other persons. Credit for Fees is Given, When desired by the Applicant in all cases where the proprietor applies to have the land registered under the Act in his own name, and the fe*s may remain unpaid until land is dealt with. Any person, therefore, who wishes to bring bis land under the provisions of the Act, ia " order that whenever he deals with it he majj be in a position to avail himself of tlyf facilities afforded by having a R|g&tffl Title, can do so Without Any Pr^H^^^H by allowing the fees to rems^^^^^^^^M such dealing takes place. .H^^^^^^H in a position to Mortgage^^^^^^^^H or otherwise deal with his Jl^^^^^^^^^H notice. j^^^^^^^^^^H Any Title, however lov^^^^^^^^^^M be investigated at a cost^^^^^^^^^^^^^M only Five Shillings ; 4^^^^^^^^^^| ected all fees are returs^^^^^^^^^^H of that amount. ABSOLUTELY l^^^^^^^M ALL TITLES ARE^^^^^^^^H THE GOY^f^^^^H^H On all Conveyances by ifl^^^^^^^^J system, the cost of registraM^^^^^^^J Registry, over and above the So^P^Bß^^B is never less than Fifteen Shillings, frequently very much more ; while land which has been bought under the provisions of " The Land Transfer Act " can be transferred at a total | cost of Eleven Shillings where a whole section is conveyed ; and where only part is conveyed (and therefore a fresh Certificate of Title is ltecessitated), of Thirity-onc Shillings, which is the highest sum allowed by the Act, no matter what the yalue or area of the land. Under the Regulations in force on and after the Ist January, 18725, the charge for Certificates of Titles issued upon Memoranda of Transfer is reduced to Ten Shillings in all cases where the value of the land is under Ten Pounds. The total cost of executing a mortgage or lease of land, registered under the Act, is Twelve Shillings, no matter wUst the amount involved. A mortgage may be transferred or discharged, or a lease trareferred or surrendered lor Five Shillings. THESE OrERATIOJSS INVOLVE NO DELAY. The following are some of the advantages conferred by the Land Transfer system :~ 1. It secures the principal benefits and advantages sought to oe attained in the system of registration of deeds. 2. It renders retrospective investigation of title unnecessary as to all land re gistered. 8, It simplifies the Titfes to Real Property for the future 4. It makes purchasers of &c fee and leases perfectly secure, to. It simplifies, to the utm^i; possible extent, the forms of transfer and the modes of conveyance. 6. It increases the saleah'e value of land. 7- It tends to lower the rate of interest on loans secured on lands. 8. It gives facilities for the sals oi large estates in allotments. 9.
