These charges also represent the cost of Conveying Land. Inasmuen as applicants to bring land under the Act can direct the Certificates of Title to issue in the names of any other persons. Credit for Fees is Given, When desired by the Api licant in all cases where the proprietor applies to have the land registered under the Act in his own name, and the fe?s may remain unpaid until land is dealt with. Any person, therefore, who wishes to bring his land under the provisions of the Act, in order that whenever he deals with it he may be in a position to avail himself of the facilities afforded by having a Registered Title, can do so Without Any Present Cost, by allowing the fees to remain unpaid until such dealing takes place. He will then be in a position to Mortgage, Transfer, Lease, or otherwise deal with his land at a moment's notice. Any Title, however long and complea^l be investigated at a cost to the Apfl^^^H only Five Shillings; for if thjm^^^^M ected all fees are returned, witJ^^^^^^^H of that amount. d^^^^^^^^l CERTIFICATES OF l^^^^H ABSOLUTELY LND|^^^^H ALL TITLES A 3 IE » THE GOVlßJf^^^^^^^H On all Conveyances by system, the cost of registn|^^^^^^^^| Registry, over and abovo )e M^^^^^^^^H is nevoJ* less than Fifteen SliMi^^^^^^^^^J yery much more ; while land i^^^^^^^H bought under the provisions off^^^^^H Transfer Act " can be transferred^JJ^^H cost of Eleven Shillings where a whole se^P^ is conveyed ; and where only part is conveyed (and therefore a fresh Certificate of Title is necessitated), of Thinty-one Shillings, which is the highest sum allowed by the Act, jio matter what the yalue or area of the land. Under the Regulations in force on and after the Ist January, 187^ the charge for Certificates of Titles issued upon Memoranda of Transfer is reduced to Ten Shillings in all cages where the value of the land is under Ten Pounds. The total COSt Of executing a mortgage or lease Of land, registered under the Act, is Twelve Shillings, no matter what the amount , involved. A mortgage may be transferred or discharged, or a lease transferred or surrendered for 1 ive Shillings. ' THESE 01ERA2I0JSS INVOLVE NO DELAY. The following are some of the advantages conferred by the Land Transfer system :— i 1. It secures the principal benciite and sd- i vantages sought to do attained in the system of registration of deeds. 2. It renders retrospective investigation ot title unnecessary as to all land re gistered. 3. It simplifies the Titles to Eeal Property for the future 4. It makes purchasers of the fee and leases perfectly secure, b. It simplifies, to the uhnivtfc possible extent, the forms of transfer aud the modes of conveyance. 6. It increases the saleab'e value of land. 7- It tendß to lower the rate oi jitesest oh loans secured on lands. 8. It gives facilities for the sab oi large estates in allotments. 9. Transactions can be effected at a moment's DOticej and at a minimum JCOSt.
