All Lands alienated from the Crown after the coining into operatfon of " The Land Transfer Act. 1870," are subject to, and must be dealt with, in manner prescribed by the Act. The following are examples f the fee payable for bringing the land under the pro visions of the Land Transfer Act : — 1. These charges* also represent the cost oi Conveying Land. Inasmuch as applicants to bring land tinder the Act can direct the Certificates of Title to issue in the names of any other persons. Credit for Fees is Given, When desired by the Applicant in all cases where the proprietor applies to nave the land registered under the Act in his own, name, and the fess may remain unpaid until bad is dealt with. Any person, therefore, who wishes to bring his land under the provisions of the Act, in order that whenever he deals with it he may be in a position to avail himself of the facilities afforded by having a Eegistered Title, can do so Without Any Present Cost, by allowing the fees to remain unpaid until such dealing takes place. He will then be in a position to Mortgage, Transfer, Lease. or otherwise deal with his land at a moment's! notice. Any Title, however long and complejuafl be investigated at a cost to the Appli^^^H only Five Shillings ; for if the mm^^M ected all fees are returned, with 'tij^^^^^^l of that amount. CERTIFICATES OF TT^^^^fl ABSOLUTELY LNDEF£^^^H ALL TITLES AXE GUAEi^^^^^l THE GbY£EIS T ME«^^^H On all Conveyances by Deed nnS^^^^^^J system, the cost of registration in tlP^^^H Registry, over and.abo? c the Solicitor's crßflß is never less than Shillings, frequently T very much more j while land which has been bought under the .provisions of " The Land Transfer Act " can be transferred at a total cost of Eleven Shillings where a whole section is conveyed j and where only part is conveyed (and therefore a fiesh Certificate of Title is necessitated), of Thinty-one Shillings, which is the highest sum allowed by the Act, no matter what the yalue or area of the land. Under the Eegulations in force on and after the Ist January, 187^, the charge for Certificates of Titles issued upon Memoranda of Transfer is reduced to Ten Shillings in all cases where the value of the land is under Ten Pounds. ' The total cost of executing a mortgage or lease of land, registered under the Act, is Twelve Shillings, no matter what the amount involved. A mortgage may be transferred or discharged, or a lease trar«£erred or surrendered for Five Shillings. THESE OtiEEATIO&S IFFOLYE KO » DELAY. It secures the principal benefits and ad» vantages sought to De attained in the . system of registration of deeds. 2. It renders retrospective investigation oi title unnecessary as to all land re gistered. 3. It simplifies the Titles to Eeal Property for the future 4. It makes purchasers of ihe fee and leases perfectly secure. j>. It simplifies, to the utm vjt possible estent, the forms of transfer and the modes of conveyance. 6. It increases the saleab'e value of land. 7- It tends to lower the rate of interest ou loans secured on lands. 8. It -gives facilities for the sals oi large estates in allotments. 9. Transactions can be effected at a moment's notice, and at a minimum Jcost,
