Inasmncb as applicants to bring land under the Act can direct the Certificates of Title to issue in the names of any other persons. Credit for Fees is G-iven, When desired by the Apj Ikanfc in all cases where tbe proprietor applies to have the land registered under tbe Act in his own mirce, and the fe?s may remain unp j'i until land is dealt with. Any person, therefore, who wishes to bring his land under the proTisions of the Act, in order that whenever he deals' with it he may be in a position to avail j himself of the facilities aH'orded by havirig a Registered Title, can do so Without Any Psesent Cost, by allowing the fees to remain unpaid until such dealing takes place. 'He will then be in a position to Mortgage, Transfer, Leafe, or otherwise dial with his laud at a moment's notice. Any Title, however long snd complex, may be investigated at a cost to the Applicant of only Five Shillings ; for if the Title ia reeeted all fees are returned, with the exception of that amount. OEETIFICATES OP TITLE ARE ABSOLUTELY INDEFEASIBLE. ALL TITLES ARE GUARANTEED BY THE GOV3TBKMENT. On all Conveyances by Deed under the old system, the cost of registration in tb.e Deeds Registry, over and above the Solicitor's charge, is never less than Fifteen Shillings, frequently very much more; while land wbieh has been bought under the provisions of " The Laud Transfer Act" can be transferred at a total cost of Eleven Shillings where a whole section is conveyed ; and where only partis conveyed (and therefore a fresh Certificate oi Title is j necessitated), of Thinty-piie Shillings, which is the highest sum allowed by the Act, no matter what the value o? area of the land. Uuder the Regulations in force on and after the Ist January, lS7ii, tte charge for Certificates of Titles issued upon Memoranda ot Transfer is reduced to Ten Shillings in all caees where the value of the lan d is nmier len Pounds. The total cost of executing a mortgage or leaso of laiid, registered under tbe Att, U J welve Shillings, no matter what the amount involved. A mortgage may be transferred or disisharged, or a lease transferred or surrendered lor Fivd bhillings. THE3E OIERATIOAS INVOLVE NO DELAY. The following are some of the advantages conferred by tbe Land Transfer system :— 1. It secures the principal benefits and advantages sought to oe attained i» the system ol registration ot deeds. 2. It renders retrospective investigation o title unnecessary as to all land re gisteved. 8, It simplifies tbe Titles to Real Pioperty jor the future 4. It makes purchasers of the fee and leases perfectly secorp. b. It simplifies, to the utm v>t possible extent, the forms o< transfer and tht n-odes oi conveyance, 6t It increases the saieab'e value of land. 7. It tends to lower the rate o* mterest ou loans secured on laiiJs. 8. It gives facilities for the sals oi lar-e estates iii allotnr.ents. ° 9.
