All Lauds alienated from the Crown after the coming intc operation of " The Land Transfer Act. 1570," are Biibject to, and must be dealt with, in manner prescribed by the Act. The following are examples f the fee pnyalle for bringing the land under the pro visions of the Lund Transfer Act: — 1. When the Title consists of a Grant, dated on or subsequent to the 28th December, 1841, none of the land included in which has been dealt with — vVhere the Certificate of title is directed to issue in tne name of the A iplicant : Value of land £100 fV 11 2 Where the Ceitificate of title is directed to issue in the name of the Purchaser: Value of land £100 1 10 0 These charges nre increased by 4-a 2d (Assurance Fund) for every additional £lfiO in value. 2. When the Applicant is the original Grantee, and the land has been dealt with ; ■&!• where the Applicant is not tho original Grantee — Where the value of the land is £100 £2 14 2 Where the value of the land £200 „. ... 3 3 Where the value of the land is £30 3 12 6 Where tie value of the land is £400 4 18 Where tho value of land is above £400, the fees nerease at the rate of 4s 2'd (Assurance Fund) for every additjfaal £JOO in Value. Theßa charges also represent the cost of Conveying- Land. Inasmuch as applicants to bring land under (he Act can direct the Certificates of Title to issue in the names of any other persons. Credit for Fees is Given, When desired by the Applicant in all cases where the proprietor applies to have the land registered under the Act in his own uarce, and the fe?s may remain unpi't until la 3d is dealt with. Any person, therefore, who wishes to bring his land under the provisions of the Act, in order thai whenever ho deals with it ha nivy be in a position to avail himself of the facilities afforded by having a Registered Title, can do bo WitKout Any Present Cost, by allowing the fees to remain unpaid until such dealing takes place. He will then bo in a position to Mortgage, Transfer, Lease, or otherwise deal with his land at a moment's notice. Any Title, however long and complex, may be investigated at a cost to the Applicant of only Five Shillings ; for if the Title is reected all fees are returned, with the exception of that atnouut. CERTIFICATES OF TITLE -ARE ABSOLUTELY INDEFEASIBLE. all titles are guaranteed by the government. On all Conveyances by Deed uuder the old system, the cost of registration iv the Deeds Registry, over and above the Solicitor's charge, is never less than Fifteen Shillings, frequently very much more ; while land which has been bouglit'under the provisions of "The Land Transfer Act" can be transferred at a total cost of Eleven Shillings where a whole section is conveyed ; and where only partis conveyed (and therefore a fresh Certificate of Title isL'eccssitated), of Thirty-one Shillings, which is the highest sum allowed by the Act, no matter what the yalue or area, of the laud. L'uder the Regulations in force on and after the Ist January, 187 i, the charge for Certificates of Titles issued upon Memoranda oi Transfer is reduced to Ten Shillings in ah caees where the value of the land is under Ten Pounds. 1. The total cost of executing a mortgage or lease of land, registered uuder the Act, LTwelve Sbilliuge, no matter wliat the amount involved. A mortgnge may be transferred or discharged, or & lease transferred or soi-rendercd ioi 1 lye Shillings. THESE OPERATIONS INVOLVE NO DELAY. The- following are some of the advantiges conferred by the Land Transfer system ;— 1. It secures the principal benefits and 3,1---vantages sought to oe attained in the ■> ' system of registration of deeds. 2. It renders retrospective investigation o title uii'iecessarv as to all iuud re gistered. 3. It simplifies the Titles to Real Piopertv ior the future 4. It makes purchasers of tfie fee auj leases perfectly secure. S>. It simplifies, to the ur?>i *it possibiv extent, the forms 0' transfer and the iii odes ot eouvejance. 6. It increases the saleab'e value ofland. 7- It tends to lower the rate o* interest on loans secured on lands. 8. It gives facilities for the sale oi lar=iestates iv allotments. c 9. Transactions can be effected at a moment's notice, and at a minimum cost.
