Credit for Fees is Given, Wben desired by the Applicant in all cases where the proprietor applies to have the lane registered under the Act in his own naire, and tbe fe-?<3 may remain unp *»*•; until lajd is dealt witb. Any person, therefore, who wisbes to bring bis land under tbe provisions of the Act, in order thai whenever be deals witb it he my be in a position to avail himself of the facilities afforded by baying a Registered Title, can do so Without Any Present Cost, by allowing tbe fees to remain unpaid until such dealing takes place. He will then be in a position to Mortgage, Transfer, Lease, or otherwise deal witb liis laud at- a momeut's notice. Any Title, however long and complex, may be investigated at a cost to the Applicant of only Five Shillings ; for if the Title is reeded all fees are returned, with the exception oi that an-oupt. CEETIFICATES OF TITLE ARE , AUCOLUTELY INDEFEASIBLE. all titles are guaranteed bl the government. On all Conveyances by Deed under tbe ol system, the co*st of registration in the"Deed Registry, over and above the Solicitor's charge is never less than Fifteen Shillings, frequent! Tbe total cost of executing a mortgage oi lease of land, registered under the Atr, is '1 welve Shillings, no matter what the amount involved. A mortgage may be transferred or discharged, or a lease transferred or surrendered loi 1 ive Shillings. THESE OPERATIONS INVOLVE KO DELAY. The following are some of the advantages conferred by the Land Transfer system :— 1. -It secures the principal benefits and ;*Jvantages sought to oe attained in the 8) stem of registration of deeds. 2. lt renders retrospective investigation o title unnecessary as to ail laud re gistered. 3. lt simplifies the Titles to Real Pioperty ior the future 4. It mates purchasers of the fee and leases perfectly secure. b. It simplifies, to the ut>n*u possibk extent, the forms o transfer and tk«inodes of conveyance. 6. It increases the saleable value of land. 7. It tends to lower tie rate o* interest en. loans secured on lands. 8. It gives iacilities for the sal° oi lar*u estates in allotments. ° 9. Transactions can be effected at a moment's notice, and at a mmimuin cost.
