Inasmuch os applicants to, bring land under ; . the Act can direct the .Certificutes.of Title to issue in the names of any other persons. : Credit for Fees is Given, When desired by the Applicant in all cases where the proprietor applies to have the ian;! registered under tho Act in his own name, and the fe?s may remain unp it until luad is dealt with. Any Title, however long and complex, may be investigated at a cost to tbe Applicant of only Five Shillings ; for if the Title^3*re% ected all fees are returned, with the esceptijpe of that amoußt. ?ffj| CEETIFICATES OF TITLE ARE ABSOLUTELY INDEFEASIBLE. ALL TITLES ARE GUARANTEED BY THE GOVERNMENT. On all Conveyances by Deed under tiie old system, the cost of registration in the Deeds Registry, over and above the Solicitor's charge, is never less than Fifteen Shillings, frequently very much more ; while land which has been bought under tlie provisions of " The Lund Transfer Act" can be transferred at a total cost of tleven Shillings where a whole section ; isconveyed; and where only'parfis conveyed (and therefore a h-esli Certificate of Title is L-ecessitfited), of Tiiinty-one Shillings, which is the highest sum allowed by the Act, no matter what tbe value or area of the land. Under tbe Begulations in force on and alter the Ist January, 1872:, the "charge for Certiiicates of Titlts issued upon Memoranda oi Transfer is reduced to Ten Shillings in all caces where the value of the land is under Ten Pounds. The total cost of- executing a- mortgage or leaso of land,, registered under the Act, is 'J welve Shillings, no matter iviiut tbe amount involved. A mortgage may be transferred or discharged, or a lease trai'sfeired or Siirreuderuil toi iiva Shillings. THESE OrEEATIOJNS INVOLVE NO DELAY. The following are some of the advantages conierred by the Land Transfer system :— 1. It secures the principal beueiits aud advantages sought, to ne attained in the | system oi registrstion oi deeds. 2. It renders retrospective investigation o. title unnecessary ua to all "laud re gisteied. 3. It simplifies the Titles to Real Piupeity lor the future 4. It nriakee purchasers of tbe fee and leases periectly secure. &.• It simplifies, to the utm.vit possibk eitei.t, tie iorms o- transfer and tue notes of conveyance. ,^,6.
