Tlicw charges also represent the cost oi Conveying Land. Inasmuch as applicants to bring land uuder tbe Act can direct the Certificates of Title to issue in the names of any other-per6ons. Credit for Fees is Given, When desired by the Api licaut in all cases where the proprietor applies to have the land registered under the Act in his own inure, and the fe*« may remain unpf'i until land ;s dealt with. A"J person, therefore, who wishes to bring b|e land under the provisions of the Act, in order that whenever be deals with it he muy be in a position to avail himself of the facilities aiibrded by having a Registered Title, con do so Witkout Any Present Cost, by allowing the fees to remain unpaid uutil such dealing takes place. He will then be iv a ppsjtipn to Mortgage, Transfer, Lease, or otherwise deal with bis land at a moment's notice. Any Title, however long and complex, may be investigated at a cost to the Applicant of only Five Shillings ; for if tbe Title is reected all fees are returned, with tbe exception of that amount. CERTIFICATES OF TITLE ARE ABSOLUTELY INDEFEASIBLE. ALL TITLES ARE GUARANTEED BY THE GUVERNMENT. On all Conveyances by Deed under the old »/6tem, tbe cost of registration in the Deeds Itegistry, over and above the Solicitor's charge, ia never less than Fifteen Shillings, frequently very much more ; while land which lias been bought under the provisions of " The Lund Transfer Act" can be transferred at a total cost of Eleven Shillings where a whole section is conveyed ; and where only part is conveyed (and therefore a fresh Certificate of Title is vecessitated), of Thirityone Shillings, which is the highest sum allowed by tbe Act, no matter what tbe yalue or area ot the land. Under the Regulations in force on and after tbe Ist January, 18721, the pharge for Certificates of Titles issued upon ' Memoranda oi 'Jransfer is reduced to Ten Shillings in all cases where the value oi (Uu laud is under Ten Pounds. Tbe total cost of executing a mortgage or lease of land, registered under the Act, is 'J welve Shillings, no matter wUat tho amount involved. A mortgage may be transferred or discharged, or a lease transferred or sorreudereii tor Five Shillings. THESE OIERATIOISS INVOLVE NO DELAT. The fpllpwing are some of the advantages conferred by the Land Transfer system :— 1. It secures tbe principal benefits and advantages sought id be attained in the system of registration oi uetds. 2.
