All Lauds lienated from the Crown after the coming ate operation of " The Land Transfer A 1870," are subject to, and mustbedea with, in manner prescribed by the Act. The following are examples f tie fee payable for bringing tbe land tinder the pro visions of the Land Transfer Act: — 1. When tbe Title consists of a Grant, dated on or subsequent to tbe 28th December, 1841, none of tbe land included in which has been dealt with — Where tbe Certificate of title is directed to issue in tne name of the A lplicant: Value of land £100 &i 11 2 "Where the Certificate of title is directed to issue in the name of the Purchaser: Value ol" land £100 1 10 0 These charges are increased by 4s 2d (Assurance Fund) for every additional £100 in value. 2. When tbe Applicant is the original Grantee, and the land has been dealt with ; or where the Applicant is not tho original Grantee — Where the value of tbe land is £100 £2 14 2 Where the value of the land £200 3 3 Where the value of tbe land is £30 3 12 6 Where the value of tbe land is £400 4 1 8 Where tbe value of land is above £400, the fees acreose at the rate of it 2d (Assurance Fund) for every additional £)00 in value. These charges also represent the cost of Conveying Land. Inasmucn as applicants Ao bring land under tbe Act can direct the Certificates of Title to issue in the names of any other persons. Creditfor Fees is Given, When desired by the Api licant in all cases where the proprietor applies to have the land registered under the Act in his own name, and the fe?s may remain unpt'i until land is dealt with. Any person, therefore, who wishes to bring his land under the provisions of the Act, in order thai whenever he deals with it he muy be in a position to avail himself of the facilities alibrded by having a Registered Title, can do so Without Any Present Cost, by allowing the fees to remain unpaid until such dealing ,take3 place. He will then be in a position to Mortgage, Transfer, Lease, or otherwise deal with his land at » moment's notice. Any Title, however long and complex, may be investigated at a cost to the Applicant of only Five Shillings ; for if tbe Title is reected all fees are returned, with the exception of that aa-ouut. CERTIFICATES OF TITLE ARE ABSOLUTELY INDEFEASIBLE. ALL TITLES ARE GUARANTEED B"X THE GOVERNMENT. On all Conveyances by Deed under tbe old system, tbe cost of registration in the Deeds Registry, over aud aboTo the Solicitor's charge, is never less tban Filteen Shillings, frequently rery much more ; while land which has been bought under the provisions, of " The Land Transfer Act" can be transferred at a total cost of Eleven Shillings where a v.hole section is conveyed ; and where only part is conveyed (and therefore a fresh Certiliente of Title is necessitated), of Thinty-ouc Shillings, which is the highest sum allowed by the Act, no matter what the yalue or area of the land. Under the Regulations in force on and alter the Ist January, 187^, the charge for Certificates ot'.Titlcß issued upou ilemoranda of Transfer is reduced to Ten Shillings in all cages where the value of the land 13 under Ten Pounds. The total cost of executing a mprtgage or lease of land, registered under the Act, is Twelve Shillings, no matter what the amount involved. A mortgage may be transferred or discharged, or a lease transferred or surrendered ior i'ive Shillings. THESE OIEEA^IOJSS INVOLVE NO DELAY. The following are some of the advantiges conierred by the Land Transfer tysrejii :-~-- 1. It secures the principal bentlits and advantages sought to t;e attained in the i system ol registration of deeds. 2.
