These charges also represent the cost of Conveying Land. Inasmucn as applicants to bring land under Ihe Act can direct the Certiorates of Title to issue in the names of any other persons. Credit for Fees is Given, When desired by the Apj. licant in all cases where the proprietor applies to have the land registered under the Act in his own mime, aud the fe?B may remain unpv't until lapd is dealt with. Any person, therefore, who wishes to bring bis land under the provisions of the Act, in order tha; whenever he deals with it he may be in a position to avail himself of the facilities aiiorded by having a Registered Title, cun do so Witkout. Any Present Cost, by allowing the fees* to remain unpaid until such dealing takes place. Be will then be in a position to iUortgage, Transfer, Lease, or otherwise deal with his land at a moment's notice. Aiiy Title, however long and complex, may be investigated at a cost to the Applicant oJ only Five Shillings; for if the Title is reeded all fees are returned, with the exception oi tha tair.ouuf. CERTIFICATES OP TITLE ARE ABSOLUTELY INDEFEASIBLE. ALL IITLES ARE GUARANTEED Bl THE GOVERNMENT. On all Conveyances by Deed under the old system, the cost of registration in the Deeds Registry, over and above the Solicitor's charge, is never less than Fifteen Shillings, frequently yery much more ; while land which has been bought under the provisions of " The Laud Transfer Act" can be transferred at a total cost of Eleven Shillings where a whole section iscouveyed; and where ouly partis conveyed (and therefore a fresh Certificate of Tide is necessitated), of Thirity-one Shillings, which is the highest sum allowed by the Act, no matter what the value or area of the land. Under the Regulations in force on and after the Ist January, 187 i, the charge for Certificates of Titles issued upon Memoranda of Transfer is reduced to Ten Shillings in all cases where the value of the laud is under Ten Pounds. Th « total cost of executing a mortgage or leaso of land, registered under the Act, is Twelve Shillings, no matter what the amouut involved. A mortgage may be transferred or discharged, or a lease transferred or surrendered for Five Shillings. THESE 01ERATI0NS INVOLVE NO DELAY. The following are some of the advantages conferred by the Land Transfer system :~- 1. It eecures the principal benefits and advantages sought to De attained in the system of registration of deeds. 2. It renders retrospective investigation oi title xmnecessary a« to all laud re gistered. 8, It simplifies the Titles to Real Property for the future 4. It makes purchasers of ibe fee and leases perfectly secure. 0. It simplifies, to the ut^^t possible v— tx.t, the forms oi transfer and the uiodeeoi couvevunoe. 6. It iucreuses the saieab'e value of land. 7. It tends to lower tie rate oi Hitcrest oh loans secured on lands. 8. It gives facilities for the sab on large estates in allotments. 9. Iransaetioiis enn be effected at a moment's notice, and at a miniuiuni rosi.
