Thee« charges also represent the cost ol Conveying Land. Inasmuch as applicants to bring land under the Act can direct the Certificates of Title to issue in the names oi any other persons. Credit for Fees is Given, Whea desired by the Api licant in all cases where the proprietor applies to have the land registered under the Act in his own name, and the fe?s may remain unpi't until la 3d is dealt with. Any person, therefore, who wishes to bring bis land under the prorisions of fhe Act, in order tha; whenever he deals with it he mny be in a position to avail himself of the facilities afforded by having a Registered Title, can do so Without Any Present Cost, by allowing the fees to remain unpaid until such dealing takes place. He will then be in a position to Mortgage, Transfer, Lease, or otherwise deal with his laud at a moment's notice.. / Any Title, however long and complex, may be investigated at a cost to the Applicant of only Five Shillings; for if the Title is reeeted al 1 fees are returned, with the exception of tha lainoupt. CERTIFICATES OP TITLE ARE ABSOLUTELY INDEFEASIBLE. ALL TITLES ARE GUARANTEED BY THE GOVERNMENT. On all Conveyances by Deed under the old system, the cost of registration in the Deeds Registry, over and above the Solicitor's charge, is never less than Fifteen Shillings, frequently Tery much more ; while land which has been bought under the provisions of "The Land Trausier Act " can be transferred at a total cost of Eleven Shillings where a whole section is conveyed ; and where only part is conveyed' (and therefore a fresh Certificate of Title ia necessitated), of Thinty-onc Shillings, which is the highest sum allowed by the Act, no matter what the yalue or area .of the land. Under the Regulations in force on and after tlie Ist January, ISTfc, the t «harge for^Certificates oE Titles issued upon Memoranda bt Tr^ftsfer is reduced to Ten Shillings S all cases wliere the value of the land is tinder Ten Pounds. Th 1 total cost of executing a mortgage or leaso of land, registered under the Act, is Twelve Shillings, no matter wuat the amount involved. A mortgage may be transferred or discharged, or a lease transferred or surrendered for l ive Shillings. THESE OrERATIOISS INVOLVE KO DELAY. ' The following are some ,of the advantiges conferred by the Land Transfer system :~ 1. It secures the principal benefits and ad* vantages sought to be attained in the system of registration of deeds. 2. It renders retrospective investigation oi title unnecessary as to all land re gister.ed. 3 f It simplifies the Titles to Real Pioperty jor the future 4. It makes purchasers of ilie fee aud leases perfectly secure. t>. it simplifies, to' the ut"i *it possible «.-.«.t, the forms 0' transfer and the rr.cdes of conveyance. 6. It increases the sakab'e value of laud. 7- It tends to lower the rate 0* interest oh loans secured on lands. 8. It gives facilities for the «ah 01 lar-e estates in allotments. & V.
