Any person, therefore, who wishes to brmjr his land under the provisions of the Act, in order thai whenever he deals with it he mny be in a position fo avail himself of the facilities aiibrded by having a Registered Title, can do so Without Any Present Cost, by allowing the fees to remain unpaid until such dealing takes place. He will then be in a position to Blortgage, Transfer, Lease, or otherwise deal with liis land at a moment's notice. » Any Title, however long and complex, may be investigated at a cost to the Applicant uf only Five Shilling's ; for if the Title 13 reecied all fees are returned, with the exception of thu iarcoui't. ' CERTIFICATES OF TITLE AliE ABSOLUTELY INDEFEASIBLE. ALL TITLES ARE GUARANTEED B"S THE GOVERNMENT. On all Conveyances by Deed under the old system, the cost of registration in the Deeds Registry, over and above the Solicitor's charge, is never less than Fifteen Shillings, frequently vsry much inorc; while land which has been bought, under the provisions of "The Land Transfer Act" can be transferred at a total cost oi Eleven Shillings where a whole sc'liou is conveyed ; and where only partis couvevcd (and tliereiore a fresh Certificate of Title is I'ecessitated), of Thintj-one Shillings, which is the highest sum allowed by the Act, no , matter v hat the yaltie or area of the land. Under the Regulations in force on and after the Ist January! lS7fc, the charge for Certilicatea of Titles issued upon Memoranda of Transfer is reduced to Ten Shillings in all cases where the value of, the land is under Ten Pounds. Th itctal cost of executing a mortgage or lease of laud, registered under the Act, is Twelve Shillings, no matter vh»t the amount involved. A mortgage may be transferred or discharged, or a lease tsar-efened cr surrendered lor i ive Shillings. THESE OPERATIONS INVOLVE" If 0 DELAY. The following are some of the advantages conferred by the Land Transfer system :-=° 1. it secures the principal beiiciits aud ad- ' vantages sought to oe attained in tLe ] fysttja oi registration of decfis. 2. It increases the saleable value olland. 7. It tends to lower tie rate o> interest; ok loans secured on lands. 8. It gives facilities for the sal? oi lar-re estates in allotments. 9. Transactions caa be effected at a ffiouiont's notice, and at a muikaiuii rost.
