All Lauds lienated from the Crown after the coming otc operation of " The Land Transfer A 1870," are subject to, and mustbedea with, in manner prescribed b; the Act. T!ie following are examples f the fee payable for bringing the land under the pro visions of the Land Transfer Act : — 1. When the Title consists of a Grant, dated on or subsequent to the 28th December, 1841, none of the land included in which has been dealt with— Where the Certificate of title is directed to issue in toe name of the A iplicant : Value of land £100 $t) 11 2 Where the Certificate of title is directed to issue in the name of the Purchaser: 7a) ue of land £100 ... 1 10 0 These charges are increased by 4s 2d (Assurance Fund) for every additional £100 in value. 2. When the Applicant is the original Grantee, and the land has been dealt with ; or where the Applicant is not the original Grantee — Where the value of the land is £100 £2 14 2 Where the value of the land £200 ... 3 3 Where ibe vaiue of the land is £30 ... 3 12 6 Where the value of the land is £400 4 18 Where the rake of land is above £400, the fees ncrease at the rate of 4s 2d (Assur- : ance Fund) for every additional £100 in value. These charges also represent the cost of Conveying. Land, Inasmuch as applicants to bring land nnder the Act can direct the Certificates of Title to issue in the names of any other persons. Credit for Fees is Given, When desired by the Apj licant in all cases where the proprietor applies to have the land registered under the Act in his own name, and the fe?s may remain unp v'i until liiad is dealt with. . Any person, therefore, who wishes to bring his land under the provisions of the Act, in order that whenever he deals with it he may be in a position to avail himself of the facilities afl'orded by having a Registered Title, can do so Witkout Any Present Cost, by allowing the fees to remain unpaid uutil such dealing tafces place. He will then be in a position to Mortgage, Transfer, Lease, or otherwise deal with his land at a moment's notice. Any Title, however long and complex, may be investigated at a cost to the Applicant of only Five Shillings ; for if the Title is reected al 1 fees are returned, with the exception of tha i&mouDt. CERTIFICATES OP TITLE ARE ABSOLUTELY INDEFEASIBLE. ALL TITLES ARE GUARANTEED BI THE GOVERNMENT. On all Conveyances by Deed under the old system, the cost of registration in the Deeds Registry, over and übovo the Solicitor's charge, is never less than Fifteen Shillings, frequently yery much more ; while land which has been bought under the provisions of " The Land Transfer Act " can be transferred at a total cost of Eleven Shillings where a whole section 18 conveyed ; and where only partis conveyed (and therefore a fresh Certificate of Title is receesitated), of Thinty-one Shillings, which is the highest sum allowed by the Act, no matter what the value or area of the land. Under the Regulations in force on and after the Ist January, IS7&> the charge for Certificates of Titles issued upon Memoranda of Transfer is reduced to Ten Shillings in all cases where the value of the land is under Ten Pounds. ••> Th i total cost of executing a mortgage or lease of land, registered under the Act, is Twelve Shillings, no matter what the amount involved. A mortgage may be transferred or discharged, or a lease tsareferred or surrendered lor Five Shillings. THESE OPERATIONS INVOLVE NO DELAY. The following are some of the advantigee conferred by the Land Transfer systeai :— 1. It secures the principal benefits and advantages sought to be attained in the system of registration of deeds. 2. It renders retrospective investigation oi title unnecessary as to all land re gistered. 3. It simplifies th-a Titles to Real Property for the future 4. It makes purchasers oS ihe fee and leases perfectly secure. i>. It simplifies, to the utm.vit possible i...u:t, the iornis oi transfer and the mooes of conveyance. 6. It increases the suleab'e value of land. 7- It tends to lower tie rate of riterest on loans secured on lands. 8. It gives iacilities ior the sale oi large estates in allotments. 9. Transactions can be effected at a moment's notice, and at a minimum cost.
