All Lands lienated from the Crown after the eomiog otc operation of " The Land Transfer A 1870," are subject to, and muFt bedea with, in manner prescribed bv the Act. The following are examples f the fee payable for bringii-g the land under the pro visions of the Land Transfer Act:— 1. When the Title consists of a Grant, dated on or subsequent to the 28th December. 1841, none of the land included in which bas been dealt with— Where the Certificate of title is directed to issue in tno name of the A iplieant: Value of land £100 &, u g Where the Certificate of title is directed ro issue in the name of tbe Purchaser: Value of land . £100 1 10 o These charges are increased by 4a 2d (Assurance Fund) for every additional £100 in value. 2. These charges also represent the cost of Conveying Land. Inasniucn as applicants to bring land under the Act ean direct the Certificates of Title to issue in the names of any other persons. Credit for Fees is Given, When desired by the Api licant in all cases where the proprietor oppiies to have the land registered under the Act in his own naice, and the fe*»s may remain unp v -*c until land is dealt with. Any person, therefore, who wishes to bring his land under the provisions of the Act, in order thai whenever he deals with it he. may be in a position to avail himself of the facilities afforded by having a Eegistered Title, can do so W'itl-.out Any Present Cost, by allowing the fees to remain unpaid until such dealing takes place, lie will then be in a position to Mortgage, Transfer, Lease, or otht-rwise deal with his land at a moment's notiee. Any Title, however long and coinplex, may be investigated at a cost to the Applicant of only Five Shillings ; for if the Title is reeded all fees are returned, with the exception oftha ian.oui>t. CEETIFICATES OF TITLE ARE ABSOLUTELY INDEFEASIBLE. ALL TITLES AKE GUARANTEED BY THE GOVERNMENT. On all Conveyances by Deed under the old » r stem, the cost of registration in the Deeds Registry, over and above the Solicitor's charge, is never less tban Fifteen Shillings, frequently Tery much more; while land which has been bought uuder the provisions of " The Land Transfer Act" ean be transferred at a total cost of Eleven Shillings where a whole section is conveyed ; and where only part is convened (and therefore a fresh Certificate of Title is necessitated), of Thintyonc Shillings, which is the highest sum allowed by the Aet, no matter what the yalue or area of the land. Under tbe Regulations in force on and after tbe Ist January, 187^ the charge for Certificates of Titles issued upon Memoranda ol Transfer is reduced to Ten Shillings in all cases where the value of the land is under Ten Pounds. Th ( total eost of executing a mortgage or Uase of land, registered under the Act. is Twelve Shillings, no matter what the amount involved. A mortgage may be transferred or discharged, or a lease taarsferred or surrendered ior Five Shillings. IHESE OTERATIOiNS INVOLVE NO DELAY. The following are some of the advantiges conferred by the Land Transfer system :—• 1. It secures the principal benefits and advantages sought; to ne attained in the system of registration of deeds.
