JAND TRANSFER ACT LANDS ALIENATED or contracted tc be alienated from the Crown in fee prior to the coining into oncration of "The Land Transfer Act, 1870," may be brought under the provision* of the Act by application from the persons' titled thereto. Al! Lands lienated from the Crown after the coining ate operation of " The Land Trausfer A 1870," are -subject to, and must be dea with, in manner prescribed by the Act. The following are examples f the fee payable for bringing the land under the pro visions of the Land Transfer Act : — 1. These charges also represent the cost of Conveying Land. InasmucU as applicants to bring land under the Act can direct the Certificates of Title to issue in the names of any other persons. Credit for Fees is Given, When desired by the Api licant in all cases where the proprietor applies to have the land registered under the Act in his own name, and the fe?» may remain uup •»'» until laid is dealt with. Any pergon, therefore, who wishes to bring his land under the provisions of the Act, in order that whenever he deals with it he may be in a position to avail himself of the facilities atforded by having a Registered Title, can do so Without Any Present Cost, by allowing the fees to remain unpaid until such dealing takes place. He will then be in a position to Mortgage, Transfer, Lease, or otherwise deal with his laud at a moment's notice. Any Title, however long and complex, may be investigated at a cost to the Applicant of only Five Shillings ; for if tbe Title is reected all fees are returned, with the exception ol tha i amount. OERTIFICATES~F TITLE AXE AHSOLUTELY INDEFEASIBLE. ALL TITLES ARE GUARANTEED BY THE GOVERNMENT. On all Conveyances by Deed under the old system, the cost of registration iv tbe Deeds Registry, over and above the Solicitor's charge, is never less than Fifteen Shillings, frequently very much more ; while land which has been bought under the provisions of " The Land Transfer Act" can be transferred at a total cost of Eleven Shillings where a whole section is conveyed j and where only partis conveyed (and therefore a fresh Certificate of Title is necessitated), of Thintyone (Shillings, which is the highest sum allowed by the Act, no matter what the yalue or area of the land. ' Under tbe Regulations in force on and after the Ist January, 187Ji, the charge for Certificates of Titles issued upon Memoranda of Transfer is reduced to Ten Shillings in all cases where the value of tho land is under Ten Pounds. Th i total cost of executing a mortgage or lease of land, registered under the Act, is Twelve Shillings, no matter what the amount involved. A mortgage may be transferred or discharged, or a lease tuartferred or surrendered lor Five Shillings. THESE OTERATIOJSS INVOLVE NO DELAY. The following are some of the advantiges conferred by the Land Transfer system :~ 1. It secures the principal benefits and advantages sought to De attained iv the system of registration of deeds. 2. It renders retrospective investigation oi title unnecessary as to all laud re gistcred. 3. It simplifies the Titles to Real Property for the future J 4. It makes purchasers ot the fee and leases perfectly secure. b. it simplifies, to the utm.v,t possible •v-.tLt, the lorms ol transfer aad the aiodesol conveyance. 6. It increases the saieab'e value ofland. 7. It tends to lower tie rate ol nterest on loans secured on lands. 8.
