Any person, therefore, who wishes to bring his land under the provisions of the Act, in order that whenever he deals with it he may be in a position to avail himself of the facilities alJorded by having a Registered iitle, can do so Wit\ out Any Present Cost, by allowing the fees to remain unpaid until such dealing takes place. CEETIFICATES~F TITLE ARE AI^OLUTELY INDEFEASIBLE. ALL TITLES ARE GUARANTEED Bl THE GUVERNMENT. On all Conveyances by Deed under, the old • yetem, the cost of registration iv the Deeds Registry, over and above the Solicitor's charge, is never less than Fifteen Shillings, frequently my much more,- while laud which has been bought under the provisions of "Tlie Land Transfer Act" can be transferred at a total cost Of Eleven Shillings where a whole section is conveyed; and where only partis conveyed (and therefore a fresh Certificate of Title is i-ecessitated), of TJbiritj-ono Shillings, which is the highest sum allowed by the Act,, no matter what the yalue or area of the land. Under the Regulations in force on and after the Ist January, 187fc, the pharge for Certificates of Titles issued upon Memoranda oi Transfer is reduced to Ten Shillings in all cases where the value of the land is under Ten Pounds. lh 1 total cost of executing a mortgoge or lease of land, registered under the Act, is 1 welve Shillings, no matter what the amount involved. A mortgage may be transferred or discharged, or a lease tiwsferred. or surrendered loi i ive Shillings. THESE OrERATIOAS INVOLVE NO DELAY. The following are some of the advances conierred by the Land Transfer svsre^i .— 1. It secures the principal benefits and ad- j vantages sought to i, e attained in the I eysteni oi registration of deeds. 2.
