Theee charges also represent the cost of Conveying Land. Inasmuch as applicants to bring land under jhe Act can direct the Certificates of Title to issue in the names of any other persons. Credit, for Fees is Given, When desired by the Apilicant in all eases where the proprietor applies to have the land registered under the .Act in his own uame, and the ft?s may remain unpi'i until land is dealt with. Any person, therefore, who wMies to bring his land under the provisions of the Act, iu order thai whenever he deals with it he nv.y be in a position to avail himself of the facilities ailorded by having a Registered Title, cun do so Witkout Any Present Cost, by allowing the fees to remain unpaid until such dealing rakes place. JJc will then be in a position to Mortgage, Transfer, Lease, or otherwise deal with his land at a moment's D6tite. Any Title, however long and complex, may be investigated at a cost to the Applicant of only Fivo Shillings ; for if the Title ia reccted all fees arc returned, with the exception o/ iha i amount. UERTIFICATES~OP TITLE ARE ABSOLUTELY INDEFEASIBLE. ALL TITLES ARE GUARANTEED BY THE GOVERNMENT. On all Conveyances by Deed under the old system, the cost of registration iu the Deeds Registry, over and above the Solicitor's charge, is never less than Fifteen .Shillings, frequently very much more; while land which has been bought under the provisions of " The Laud Transfer Act" can be transferred at a total cost of Eleven ShiJliugs where a whole section is conveyed j and where only partis conveyed (and therefore a fresh Certificate of Title is necessitated), of Thinty-onc Shillings, which is the highest Bum allowed by the Act, no matter what the value or area of the land. Under the Regulations in force on and after the Ist January, 187^, the charge for Certificates pf Titles issued upon Memoranda of Transfer is reduced to Ten Shillings in all cages where the value of the laud is under Ten Pounds. Th i total cost of executing a mortgage or lease of land, registered under the A°t, is Jwelve Shillings, m> matter what the amount involved. A mortgage may be transferred or discharged, or a lease tau>«ferred or surrendered lor live Shillings. THESE OPERATIONS LNVOLVJi] NO DELAY. The following are some of the advances conferred by the Land Transfer system :—• 1. It secures the principal beuefitsau'd ad- ' vantages sought to ne attained in the system of registration of deeds. 2.
