All La;ids lienated from the Crown after the coming ate operation of " The Lfind Trausfer A 1870," are subject to, and miißtbedea with, in manner prescribed by the Act. The following are examples f the fee payable for bringing the land under the pro visions of the Land Transfer Act:— 1. When the Title consists of a Grant, dated on or subsequent to the 28th December, 1841, none of tbe land included in which has been dealt with— • Where the Certificate of title is directed to issue in the name of the A iplicant : Yalue of land £100 fi } n 2 Where the Certificate of title is directed to issue in the name of the Purchaser: Faluc of land £100 1 10 0 These charges are increased by 4s 2<! Credit for Fees is Given, When desired by the Ap^licaut in all cases where tlie proprietor applies to have the lan i registered under the Act in his own name, and the fe?e may remain unp i\ until land is dealt with. CERTIFICATES~F TITLE ARE AHCOLUTELY IKDEFEASIBLE. ALL TITLES ARE GUARANTEED Bl THE GOVERNMENT. On all Conveyances by Deed under the old svstcui, the cost of registration in the Deeds Registry, over and above the Solicitor's charge, is never less than Fifteen Shillings, frequently very much more; while land which has been bought under the provisions of " The Land Transfer Act" can be transferred at a total cost of Eleven Shillings where a whole section is conveyed j and where only partis conveyed (and therefore a fresh Certiiicate of Title is necessitated), of Thinty-one Shillings, which is the highest sum allowed by the Act, no matter what the yalue or area o( the land. Under the Regulations iu foicc on and after the Ist Jamia?-j, li>7i, the charge for Certilicates of Titles issued upon J\iemorun:!a oi Transfer is reduced to Ten Shillings in all ca&es where the value oi the land id under Ten Pounds. Th 1 total cost of executing a mortgage or lease of land, registered under the Act, is Twelve Shillings, 110 matter what the amount involved. A mortgage may be transferred or discharged, or a lease twirsferred or surrendered ioi I'ive Shillings. THESE OTERATIOINS INVOLVE NO DELAY. The following are some ot the advantages conferred by the Land Transfer system :— 1. It secures the principal beneiits and ad- ' vantages sought to* oe attained in the system of registration of deeds. 2. It renders retrospective investigation 0: title unnecessary as to all °l U hd re ' gistered. 3. It simplifies the Titles to Real Piupertv for the future 4. It makes purchasers of tbe fee and leases perfectly secure. b. It simplifies, to the utm.vit possible i-.u.r, the forms 0' trausfer and the uiodes of conveyance. 6. It increases the saleable value ofland. 7- It tends to lower tie rate 0* iuterest on loans secured on lands. 5. It gives iacilities for the sah 01 lar^e estates in allotu.ents. ° U.
