Inasmuch as applicants to bring land under the Act can direct the Certificates of Title to issue in tbe names of any other persons. Credit for Fees is Given, When desired by tbe Apilu-ant .in all cases where tbe proprietor applies to :iave tbe bind registered under the Act in bis own jiarce, and the ft?s may remain unp •'» until la jd is dealt with. Any person, therefore, who wishes to bring his land under the provisions of the Act, in order that whenever he deals with it he ra:.y be in a position to avail himself of flufacilities afforded by having a Registered Title, can do so Without Any Present Cost. by allowing tbe fees to remain unpaid until such dealing takes place. On all Conveyances by Deed under tbe old system, tire cost of registration in the Deeds Registry, over and üborc the Solicitor's charge, is never Jess tbanFiitren .Shillings, frequently my much more; while land which has been bought under the provisions of "The Lund Transfer Act" can be transferred at a total cost of lileveu Shillings where a whole section is convened ; and where only part is conveyed (and therefore a fresh Certificate of Title is necessitated), of Thinty-one Shillings, which -is the b-igbest sum allowed by the Act, no matter what the value or area of the land. Under the Regulations in force on and after the let January, l{>7fc, tbe charge for Certificates of Titlts issued upon JJemuraida of Transfer is reduced to Ten. Shillings in all cases where the value of the land is under Ttn Pounds. Th t total cost of executing a mortgage or Jeaso of land, registered under the Act, is Twelve Shillings, no matter what the amount involved. A mortgage may be transferred or discharged, or a lease t«arsfcrred or surrendered lot Five Shillings. THESE OrERATIpNS INVOLVE NO DELAY. Tbe following are sotue of the advantiges conferred by the Land Trausicr system :— 1. It secures the principal beaeiits and ad- j vantages sought to ue attained in the system of registration of deeds. 2. It renders retrospective investigation o: title unnecessary as to all land re gistered. 3. It simplifies tbe Titles to Reul Pioperty lor the future 4.
