All Lands lienated from the Crown after the coming ntc operation of "The Laud Transfer A 1e370," are subject to, and mustbedoa with, in manner prescribed by the Act. The following are examples f the fee payable for fringing the land under the pro visions of the Land Transfer Act: — 1. When the Title consists of a Grant, dated on or subsequent to the 2Sth December, 1841, none of the land included in which has been dealt with— vThere the Certificate of title is directed to issue in tne name of the A iplieant : Value of land £100 ... .PO n 2 Where the Certificate of title ie directed to issue in the name of the Purchaser: Value of land £100 1 10 0 These charges are increased by 4s 2d (Assurance Fund) for every additional £100 in value. 2. When tbe Applicant is the original Grantee, and tiie land has been deall with ; or where the Applicant io not the original Grantee — Where the vaiue of the land is £100 £2 14 2 Where the value of the land £200 ... 3 3 Where the vaiue of the land is £30 3 12 f> Where the value of the land is £400 4 18 Where the value of land is above £400, the fees ncrease at the rate of 4s 2d (Aasnrance Fund) for every additional £)00 in Talue. Theee charges also represent the cost 0! ! Conveying Land. Inasmucn as applicants to bring land under the Act can direct the Certificates of Title to issue in fche names of any other persons. Credit for Fees is Given, When desired by the A p|_ lv ant -in all eases where the proprietor applies to have the lau>l registered under the Act in his own naive, and the ft*** may remain unp ii until land is dealt with". Any person, therefore, who wishes to bring his land uuder the provisions of *he Act, in order that whenever he deals with il he miy be in a position to avail himself o( the facilities afforded by having a Registered Title, can do so Without Any Present Cost. by allowing the fees to remain unpaid until { su.h dealing takes place. He will tlien be j in a position to Mortgage, Transfer. Lease, or otherwise deal with his laud at a moment** notice. Any Title, however long and complex, may be investigated at a cost to the Applicant o"i only Five Shillings; for if the Title is reeded all fees are returned, with the exception ci tha 1 amount. On all Conveyances by Deed uuder the old system, the cost of registration in the Deeds Registry, over aud above the Solicitor's charge, is never less thanFiiUen .".hillings, frequently very much more ; while land which has been bought uuder the provi-don. of " The Laud Transfer Act" can be transferred at a total cost oi Eleven Shillings where a whole se.tion is conveyed ; and where only part is conveyed (and therefore a fresh Certificate of Title is necessitated), of Xhmty-onc Shillings, wliich is the highest sum allowed by the Act, no matter what the yalue or area of the land. X'nder the Regulations in force on and after the Ist January, lS7i., the charge fur Certificates of Titles issued upon Ueinorani'a of Uransfer is reduced to Ten Shillings in all cases where the value of the land is under len Pounds. Th < total cost of executing a mortgage or lease ■•of land, registered uuder the A°t, is Twelve Shillings, no matter what the amount involved. A mortgage may be transferred or discharged, or a lease twi'sferred or surrendered ioi i ive bhilhugs. THESE OPERATIONS INVOLVE NO DELAY. The following are some of the advantiges conferred by the Land Transfer system :— 1. lt secures the principal beueiits aud advantages sought to De attained in the eystem of registration of deeds. 2. It renders retrospective investigation 0; title un/iecessary as to all laud re gistered. 3. It simplifies the Titles to Real ITupeity lor tbe future 4.
