All Lands lienated from the Crown after the coming ato operation of " The Land Transfer A 1870," are subject to, aud must bedea with, in manner prescribed by tbe Act. The following are examples f the fee payable for 1 ringing the land under the pro visions ofthe Land Transfer Act: — 1. When the Title consists of a Grant, dated on or subsequent to the 28th December, 1841, none of tho land included in which has been dealt with — Where the Certificate of title is directed to issue in tlie name of the A .plicant: Value of land £100 ftt 11 2 Where the Certificate of title is directed to issue in the name of the Purchaser: Value of land £100 1 10 0 These charges are increased by 4s 2d (Assurance Fund) for every additional £100 in value. 2. Any person, therefore, who wishes to bring his Jand uuder the provisions of the Art, m order thai whenever he deals with it he m:*y be in a positiou to avail himself of the facilities afibrded by having a Registered Title, cau do so Without Amy Present Cost, by allowing the fees to remain unpaid until such dealing .takes place. He will then be in a position to Mortgage, Transfer, Lease, or otherwise deal with his Jand at a moment's notice. Any Title, however long and complex, may be investigated at a cost to the Applicant of only Five Shillings ; for if the Title is reeded all fees are returned, with the exception oJ tha i amount. CEETIFICATES~F TITLE ARE AI.SOLUTELY INDEFEASIBLE. ALL TITLES ARE GUARANTEED BY TUE GUVERNMENT. On all Conveyances by Deed under the old system, the cost of regfstration in the Deeds Registry, over and above the Solicitor's charge, is never less than Fifteen Shillings, frequently very much more ; while land which has been bought under the provisions of " The Land Transfer Act" can be transferred at a total cost of Eleven Shillings where a whole section | is conveyed ; and where only partis conveyed (and therejore a fresh Certificate of Title is lecessitated), of Thinty-one Shillings, which is the highest sum allowed by the Act, no matter what the yalue or area of the land. L'uder the Regulations in force on and after the Ist January, lS7i, the charge for Certificates of Titlts issued upon Memoranda ot Transfer is reduced to .Ten Shillings in aii caees where the value of the land is under Ten Pounds. Tli .total cost of executing a mortgage or |eas>? of land, registered under the Act, i_ Twelve Shillings, uo matter what the amount involved. A mortgage may be transferred or discharged, or a lease ti_ar.ferred or surrendered loi Five fehilliugs. THESE OPERATIONS INVOLVE NO DELAY. The following are some of the advantiges couierred by the Land Transier _yst__.i :— 1. It secures the principal benefits and ad- j vantages sought to De attained iv the system of registration of deeds. 2. It renders retrospective investigation ot title unnecessary us to aU land re gistered. 3. It simplifies the Titles to Real Pioperty lor the future 4.
