These charges also represent the cost oi Conveying Land. Inasmuch as applicants to bring land under the Act can direct the Certificates of Title to issue in the names of any other persons. Credit for Fees is Given, When desired by the Apj lieant in all cases where the proprietor applies to have the land registered under the Act in his own juarce, and the fe*« may remaiu unp i\ until laad is dealt with. Any person, therefore, who wishes to bring his land under the provisions of the Act, in order thai whenever he deals with it he nwy be iv a position to avail himself of the facilities aflbrded by having a Registered Title, can do so Witkout Any Present Cost, by allowing the fees to remain unpaid until such dealing tafcea place. He will then bo in a position to Mortgage, Transfer, Lease, or otherwise deal with his laud at a moment's notice. Any Title, however long and complex, may be investigated at a cost to the Applicant o"l only Five Shillings ; for if the Title ia reeded al Ifees are returned, with the exception ol tha 1 amount. CEKTIFICATES~~OF TITLE ARE AtfJoOLUIELY INDEFEASIBLE. ALL TITLES ARE GUARANTEED Bl THE GOVERNMENT. On all Conveyances by Deed under the old system, the cost of registration in the Deeds Registry, over and above the Solicitor's charge, is never less thanlilteen Shillings, frequently very much more; while land which has been bought under the provisions of " The Land Irausfer Act" can be transferred at a total cost of Jileveii Shillings where a whole section is conveyed ; and where only partis conveyed (and therelore a fresh Certificate of Title is necessitated), of Thinty-onc Shillings, which is the highest sum allowed by the Act, ?io matter what the value or area of the land. Under the Eegulations in force on and after the Ist January, 187^, the charge fur Certificates pi Titles issued upon Jlemoranda ol Jransfer is reduced to Ten Shillings in all cases where the value of the laud is under Ten Pounds. Th (total cost of executing a mortgage or lease of land, registered under the Ait, is 1 welve Shillings, no matter what the amount involved. A mortgage may be transferred or discharged, or a lease tKirsferred or surrendered lor live Shillings. THESE OrEKATIONS INVOLVE NO DELAY. The following are some of the advances conferred by the Land Trausier syste_i :— ° 1. It secures the principal benefits and ad- ] vantages sought to oe attained in the ( system of registration of deeds. ' 2.
