XAND TRANSFER ACT LANDS ALIENATED or contracted tr be alienated from the Crown in fee prior to the coming into onerution cf " The Land Transfer Act, 1870," may bo brought under the provision*"* oT the Act by application front the persons; titled thereto. All Lands lienated from the Crown after the coming otc operation of " The Land Transfer A 1870," are subject to, and must bedea with, in manner prescribed by the Act. The following are examples f the fee payable for bringing the land under the pro visions ofthe Land Transfer Act:—' 1. When the Title consists of a Grant, dated on or subsequent to the 28th December, 1841, none of the landincluded ih which has been dealt with — ■Sphere the Certificate of title is directed to issue in the name of the A iplicant : Talue of land I £100 .ft. 11 2 Where the Certificate of title is directed to issue in the name of the Purchaser: Talue of laud ■£100 1 10 0 These charges are increased by 4s 2d (Assurance ' Fund) tor every additional £100 in value. 2. When tbe Applicant is the original Grantee, and the land has been dealt with j or where the Applicant is not the original Grantee — Where the value of the land is £100 £2 14 2 Where the value of the land £200 3 3 Where the value of the land is £80 ... 3 12 6 Where the value of the land is £400 ... ...4 1b Where the value of land is above £400, the fees ncrease at the rate of 4s 2d (AesurBnce Fund) for every additional i'J OO in value.. These charges also represent the cost ol ' Conveying Land. Inasmuch as applicants to bring land under the Act can direct the Certificates of Title to issue in the names of any other persons. Credit for Fees is Given, When desired by the Api lieant in all cases where the proprietor applies to have the laud registered under the Act in his own name, and the few may remain unp •>'i uutil land is dealt with. Any person, therefore, who wishes to bring his land under the provisions of the Act, in order that whenever he deals with it he m;>v be in a position to avail himself of the facilities afforded by having a Registered litle, can do so Without Any Present Cost, by allowing the fees to remain unpaid until such dealing takes place. lie' will then bo in a position to Mortgage, Transfer, Lease, or otherwise deal with his land at a moment's notice. Any Title, however long and complex, may be investigated at a cost to the Applicant of only Five Shillings ; for if the Title is reected all fees, are returned, with the exception of ths 1 amount. CEETIFICATES~F TITLE ARE ABSOLUTELY INDEFEASIBLE. , ALL TITLES ARE GUARANTEED Bl THE GOVERNMENT. On all Conveyances by Deed under the old system, the cost of registration iv the Deeds Registry, over and above the Solicitor's charge, is never less than Fifteen .Shillings, frequeutly very much more; while land which has been bought under the provisions of " The Land Transler Act" cau be transferred at a total cost of Eleven Shillings where a whole section isconveyed; and where only partis conveyed (and therefore a fresh Certificate of Title is i-ecessituted), of Thinty-one ..hillings, which is the highest sum allowed by the Act, no matter what the yalue or area ol the land. Under the Regulations in force on and after the Ist January, 157.., the charge for Certiiicates ot Titles issued upon Alem-jraniu ot Jranefer is reduced to Ten iilulluiys in aii eases where the value of the laud i_ under Ten Pounds. Th 1 total cost of executing a mortgage or leaso of laud, registeied under the Act, i_ r Jwelve Shillings, no matter what the amount involved. A mortgage may be transferred or discharged, or a lease tj-unuferred or surrendered for live {.hillings. THESE OTERATIOINS INVOLVE NO DELAY.
