All Land, lienated from the Crown ufter the coining otc operation of " The Land lrausfer A. LS7O," are subject to, and must bedea with, in manner prescribed by the Act. The following are examples f the fee payable for bringing the land under the pro visions ofthe Land Transfer Act:— 1. When tbe Title consists of a Grant, dated on or subsequent to tbe 2Sth December, 1841, none of the land included in which has been dealt with— ■ Where tbe Certificate of title is directed to issue in tne name of the A lplicant : Value of land *!00 ft) 11 2 Where the Certificate of title is directed to issue in the name of the Purchaser: Value of land £100 1 10 0 These charges are increased by 4s 2d (Assurance Fund) for every additional £100 in value. 2. Inasmuch as applicants to bring land under the Act cau direct the Certificates of Title to issue iv the names of any other persons. Credit for Fees is Given, When desired by the Api licant in all cases where the proprietor applies to have the land registered under the Act in bis own name, and the fc?9 may remain unp .'_ until land is dealt with. Any person, therefore, who wishes to bring his land under the provisions of the Act, in order thut whenever be deals with it he niny be in a position to avail himself of the facilities afforded by having a Registered 'iitle, can do so Witkout Any Present Cost, by allowing the fees to remain unpaid until such dealing tales place, lie will then be m a position to Mortgage, Transfer, Lease, or otherwise deal with his land at a moment's notice. Any Title, however long and complex, may be investigated at a cost to the Applicant of only Five Shillings ; for if tbe Title is reected al Ifees are returned, with the exception ol tha lainoiiDt. CERTIFICATEs"~OF TITLE ARE APoOLUTELY lis' DEFEASIBLE. ALL TITLES ARE GUARANTEED BI TLE GOVERNMENT. On all Conveyances by Deed under the old system, the cost of registration in the Deeds Registry, over and above tbe Solicitor's charge, is never less thauFiiteeu .Shillings, frequently Tery much more; while land which has beeu bought under tbe provisions of "The Land Transier Act" can be transferred at a total cost of Eleven Shillings where a whole section is conveyed ; and where only part is conveyed (and therejore a iresh Certificate of Title is l'ecessitated), ol Thmty-one Shillings, which is the highest sum allowed by the Act, no matter wbat the yalue or area of the land. Under the Regulations in force on and alter tbe Ist January, 187_ i/ the charge for Certificates ol Titles issued upon Ateuioranrla oi Transfer is reduced to Ten Shillings in aii cases where the value of the land is under Ten Pounds. Th . total cost of executing a mortgage or leaso of land, registered under the Act, is Twelve Shillings, no matter wbat the amount involved. A mortgage may be transferred or discharged, or a lease tKie.ferred or surrendered lor 1 lye Shillings. THESE OIEBAHOINS INVOLVE NO DELAY.
