These charges also represent the oost of Conveying Land. Inasmucn as applicants to bring land under the Act can direct the Certificates of Title to issue in the names of any other persons. Credit for Fees is Given, When desired by the Api licant in all cases where the proprietor applies to have the land registered under the Act in his own uame, and the fe?s may remain unp v'» until la ad is dealt with. Any person, therefore, who wishes to bring his land under the provisions of the Act, in order that whenever he deuls with it he mny be in a position to avail himself of the facilities aflbrded by having a Registered Title, con do so Witkout Any Present Cost, by allowing the fees to remain unpaid uutil Buch dealing takes place. He will then be in a position to Mortgage, Transfer, Lease, or otherwise deal with his land at a moment's notice. Any Title, however long and complex, may be investigated at a cost to the Applicant of only Five Shillings ; for if the Title is reeeted al lfees are returned, with the exception of tha tarr.ou. r. CERTIFICATES~OF TITLE ARE ABSOLUTELY INDEFEASIBLE. ALL TITLES ARE GUARANTEED BI THE GOVERNMENT. On all Conveyances by Deed under ihe old 8/stem, the cost of registration in the Deeds Registry, over and above the Solicitor's charge, is never less tban Fifteen Shillings, frequently Tery much more ; while land which has been bought under tbe provisions of " The Land Transier Act" can be transferred at a total cost oi Eleven Shillings where a whole se.tion is conveyed ; aad where only parti 3 conveyed (and therefore a fresh Certificate of Title is necessitated), of Thinty-one Shillings, which is the highest sum allowed by the Act, no matter.what the yalue or area of the land. Under the Regulations in.force on and after the Ist January, I_7_, the charge for Certificates oi Titles issued upon Memoranda ot Transfer is reduced to Ten Shillings in ali cases where the value of the laud is under Teu Pounds. Th i total cost of executing a mortgage or lease of land, registered under the Act, is Twelve Shillings, no matter what the amount involved. A mortgage may be transferred or discharged, or a lease tiiursferred or surrendered ior _> ive -hillings. THESE OPERATIONS INVOLVE NO DELAY. The following are some of the advantiges conierred by the Land Transfer system :— 1. lt secures the principal benefits and advantages .ought to oe attained in the system oi registration of deeds. 2.
