The following are examples f the fee payable for bringing the land under the pro visions of the Land Transfer Act:— • 1. When the Title consists of a Grant, dated on or subsequent to the 28th December, 1841, none of the land included in which I has been dealt with — Where the Certificate of titl » directed to issue in tne name of the A iplicant : Value of land JEioo em ii 2 Where the Certificate of title is directed to issue in the name of the Purchaser: Value of land £100 1 10 0 Theee charges are increased by 4s 2d (Assurance Fund) for eyery additional £MO in value. 2. When the Applicant is the original Grantee, and the land has hoen dealt with ; or where the Applicant is not tho original Grantee — Where the value of the land is £100 £2 14 2 Where the value of the land £200 3 3 Where the value of the land is £30 3 12 G Where the value of the land is £400 4 18 Where tho value of land is above £400, the fees ncrease at the rate of4s2d (Aseur•nee Fund) for every additional £JOO in value. Thee# charges also represent the cost of Conveying LanS. Inasmuch as applicants to bring land under the Act can direct the Certificates of Title to issue in the names of any other persons. Credit for Fees is Given, When desired by the Applicant in all cases where the proprietor applies to have the land registered under the Act in his own name, and the fe?» may remain imp i*t until land is dealt with. Any person, therefore, who wishes to bring his land under the provisions of the Act, in order that whenever he deals with it he ni»y be in a position to avail himself of the facilities afforded by having a Registered Title, can do so Witkout Any Present Cost, by allowing the fees to remain unpaid until such dealing takes place. He will then be in a position to Mortgage, Transfer, Lease, or otherwise deal with his land at a moment's notice. Any Title, however long and complex, may be investigated at a cost to the Applicanr of only Five Shillings j for if the Title is reected all fees are returned, with the exception of tha l amount, CERTIFICATES~F TITLK ARE ABSOLUTELY INDEFEASIBLE. ALL TITLES AEE GUAEASTEED BY THE GOVERNMENT. On all Conveyances by Deed under the old system, the cost of registration in the Deeds Registry, over and üboTC the Solicitor's charge, is never less than Fifteen Shillings, frequently rery much more; while land which has been bought under the provisions of " The Land Transfer Act" can be transferred at a total cost of Eleven Shillings where a whole section is conveyed; aad where only partis conveyed (and therefore a fresh Certificate of Title is I'ecessitated), of Thinty-one Shillings, which is the highest sum allowed by the Act, no matter what the value or area of the land. Under the Eegulations in force on and alter the Ist January, 187 ii, the charge for Certificates of Titles issued upon Memoranda of Transfer is reduced to Ten Siiilliiig fc in all cases where the value of the laud is under Ten Pounds. Th i total cost of executing a mortgage or lease of land, registered under the Ace, is Twelve Shillings, no matter what the amount involved. J A mortgage may be transferred or discharged, or a lease twwsferred or surrendered for Five {Shillings. THESE OPERATIONS INVOLVE NO DELAY. The following are some of the advantages conferred by the Land Transfer sjsre^i : — 1. It secures the principal benefits and ad» vantages sought to oe attained in the ejbU'in of regibtration of deeds. 2. It renders retrospective investigation ot title ui^iecessary as to all land re gistered. 3. It simplifies the Titles to Eeal Property for the future 4.
