All Lands lienated from the Crown after tbe coming ate operation of «' The Land Transfer A 1870," are subject to, and must be dea with, in manner prescribed by the Act. The following are examples f the fee payable for bringing the land under the pro visions ofthe Land Transfer Act:— 1. When the Title consists of a Grant, dated on or subsequent to tha 28th December, 1841, none of the land included in which has been dealt with— IVbere the Certificate of titl is directed to issue in tbe name of the Applicant; Value of land *100 10 11 2 Where the Certificate of title is directed to issue in tbe name of the Purchaser : Value of land -eioo 1 10 0 These charges are increased by 4s 2d (Assurance Fund) for every additiona! £100 in value. 2. When tbe Applicant is the original Grantee, and the land has been dealt with ; or where the Applicant is not the original Gran teeWhere tbe value of the land is £2 14 2 Where the value of tho land £200 ... 3 3 Where tbe vaiue of the land is £30 3 12 6 Where the value of the land is *no 4 1 8 1 Where the value of land is above £400, the fees ncrease at the rate of 4s 2d (Assurance Fund) for every additional £100 in value. These charges also represent the cost of Conveying Land. | Inasmucn as applicants to bring land under the Act can direct the Certificates of Title to issue in the names of any other persons. Credit for Fees is Given, When desired by the Api licaut in all cases where the proprietor applies to have the land registered under the Act in his own uame, and the fe?B may remain unp ;'i until land is dealt with. Any person, therefore, who wishes to bring his land under the provisions of the Act, in order tha: whenever he deals with it he may be in a position to avail himself of the facilities afforded by having a Hegistered litle,. can do so Without Any Present Cost, by allowing the fees to remain unpaid until such dealing takes place. He will then be m a position to Mortgage, Transfer, Lease, or oth.rwise deal with his land at a moment's notice. Any Title, however long and complex, may I be investigated at a cost to the Applicant of only Five Shillings ; for if tbe Title is re- j eeted all fees are returned, with the exception of tha lamou.f. CERTIFICATES*"!)!' TITLE ARE ABSOLUTELY INDEFEASIBLE. ALL TITLES ARE GUARANTEED Bl THE GOVERNMENT. On all Conveyances by Deed under the old BVBtem, the cost of registration in the Deeds Registry, over and üboTC the Solicitor's charge, is never less than Fifteen Shillings, frequently very much more ; while land which has been bought under the provisions of "The Land Transfer Act" can be transferred at a total cost of Eleven Shillings where a whole ec.tion is conveyed ; asd where only partis conveyed (and there /ore a fresh Certificate of Title is necessitated), of Thirity-one Shillings, which 18 the highest sum allowed by the Act, no matter what the yalue or area of the laud. Under the licgulations in force on and after the Ist Jui.uury, 1.7-, the charge for Certificates oi Titl.a issued upon Memoranda of Transfer is reduced to Ten Shilling. iu\ll caeeß where the value of the land is under ! Teu Founds. Th • total cost of executing a mortgage or leaso of land, registered under the Act, is Twelve Shilhngs, no matter what the amount involved. ' A mortgage may be transferred or disI charged, or a lease tuarsferred or surrendered for Five Shilhngs. THESE OPERATIONS INVOLVE NO BELAY. The following are some of the advances conferred by the Land Transfer system :~° 1. It Becures the principal benefits and advantages sought to' ne attained in the system of registration of deeds. 2.
