The following are examples f the. fee payable for bringing the land under the pro visions ofthe Land Transfer Act: — 1. These charges also represent the cost of Conveying Land. Inasmucn as applicants to bring land nnder the Aot can direct the Certificates of Title to issue in the names qf any other persons. Credit for Fees is Given, When desired by the Apj licant in all cases where tbe proprietor applies to have the land registered Under the Act in his own name, and the fe*« may remain unp t't until hv.d is dealt with. Any person, therefore, who wishes to bring his land under the provisions of the Act, in order thai whenever he deals with it he may be in a position to avail himself of the facilities aflbrded by having a Registered Title, can do so Without Any Present Cost, by allowing tho fees to remain unpaid untii such dealing ta.es place.- He will then be in a position to Mortgage, Transfer, Lease, or oth.rwise deal with his land at a moment's notice. Any Title, however long and complex, may be investigated at a cost to the Applicant of only Five Shillings; for if the Title is reected al 1 fees are returned, with the exception ol tha -.amount. CERTIFICATES OP TITLE ARE ABSOLUTELY INDEFEASIBLE. - • mmmmm ALL TITLES ARE GUARANTEED B_ THE GOVERNMENT. On all Conveyances by Deed under the old system, the cost of registration in the Deeds Registry, OVer and abovo the Solicitor's charge, is never less than Fifteen Shillings, frequently rery much more ; while land which has been bought under the provisions of " The Land Transfer Act " oan be transferred at _ total cost of Eleven Shillings where a whole section is conveyed; aad where only partis conveyed (and therefore a fresh Certificate of Title is necessitated), of Thinty-one Shilhngs, which is the highest sum allowed by the Act, no matter what the yalue or area of the land. Under the Regulations in force on and after the Ist January, 187-, the charge for Certificates of Titles issued upon Memoranda of Transfer is reduced to Ten Shillings in all cases where the value of the land is under Ten Pounds. Th i total cost of executing a mortgage or lease of land, registered under the Act, is Twelve Shillings, no matter what the amount involved. j A mortgage may be transferred or dis- j charged, or a lease tKortfei-ed or surrendered ior Five Shillings. THESE OrERATIONS INVOLVE NO DELAY. Tbe following are some of the advantages conferred by tbe Land Transfer syste_i :—- --1. It secures the principal benefits and ad* vantages sought to be attained in the system of registration of deeds. 2. It renders retrospective investigation of title unnecessary as to all land registered. , 8, It simplifies the Titles to Real Property for the future 4. It makes purchasers of the fee and leases perleetiy secure. to. it simplifies, to the utmimt possible . _.t_t, the forms of transfer and the modes of conveyance. 6. It increases the saieab'e value of land. 7. lt tends to lower tbe rate o* interest on loans secured on lands. 8. It gives facilities for the «afc oi large estates in allotments. <9.
