Al! Lands lienated from the Crown after the coming otc operation of " The Land Transfer A 1870," are subject to, and mnst be dea with, in manner prescribed by the Act. The following are examples f the fee payable for bringing the land under the pro visions ofthe Land Transfer Act: — 1. When the Title consists of a Grant, dated on or subsequent to the 28th December, ! 1841, none of the land included in whioh has been dealt with — Wliere the Certificate of tit is directed to isuue in tne name of the A iplicant: Value of land £100 ff) 11 2 "Where the Certificate of title is directed to issue in the name of the Purchaser: Value of land £100 1 10 0 These charges are increased by 4s 2d (Assurance Fund) for every additiona! £100 in value. 2. "When the Applicant is the original Grantee, and the Jand has beendefth^ with 5 or where the Applioant ia hWtna^ original Grantee — Where tbe value of the land is £100 £2 14 2 "Where the valuo of the land £200 .., 3 3 Wliere the value of the land is £30 ... 3 12 6 Where the value of the land is £400 4 18 Where tho value of land is above £400, the fees norease at the rate of 4s 2d (Assurance Fund) for overy additional £100 in value. These charges also represent the cost of Conveying Land. Inasmucn as applicants to bring land under the Aot can direct tbe Certificates of Title to issue in tbe names of any other persons. Credit for Fees is Given, When desired by the Applicant in all cases where tbe proprietor applies to have the land registered under the Act in his own name, and the fet. may remain unp vi until land is dealt with. Any person, therefore, who wishes to bring his land under the provisions of the Act, in ' order tha* whenever he deals with it he may be in a position to avail himself of the facilities afforded by having a Registered Title, can do so Without Any Present Cost, by allowing the fees to remain unpaid until such dealing ta.es place. He will then be in a position to Mortgage, Transfer, Lease, or otherwise deal with his land at a moment's notice. Any Title, however long and complex, may be investigated at a cost to the Applicant of only Five Shillings ; for if tbe Title is reeeted all fees are returned, with the exception oi tba lamount. CERTIFICATES OF TITLE" ARE ABSOLUTELY INDEFEASIBLE. ALL TITLES ARE GUARANTEED BI IHE GOVERNMENT. On all Conveyances by Deed under the old system, the cost of registration in the Deeds Kegistry, over and abovo tbe Solicitor's oharge, is never less tban Fifteen Shillings, frequently rery much more ; while land whioh has been bought under the provisions of " The Land Transfer Aot" can be transferred at a total cost of Eleven Shillings where a whole se.tion is conveyed j and wbere only part is conveyed (and therefore a fresh Certificate of Title is necessitated), of Thinty-one Shillings, which is the highest sum allowed by the Act, no matter what the yalue or area of tbe land. Under tbe Regulations in force on and after the Ist January, 187_> the charge for Certificates of Titles issued upon Memoranda of Transfer is reduced to Ten Shillings in all cases where the value of the land is nnder Ten Pounds. Th i total cost of executing a mortgage or lease of land, registered under the Aci, is Twelve Shillings, no matter what the amount involved. A mortgage may be transferred or dis* oharged, or a lease transferred or surrendered for Five Shillings. THESE OPERATIONS INVOLVE NO DELAY. The following are some of the advantages conferred by the Land Transfer system :— 1. lt secures the principal benefits and ad« vantages sought to* oe attained in the system of registration of deeds. 2. It renderß retrospective investigation ol title unnecessary as to all land registered. , 8, It simplifies the Titles to Real Property ior the future 4. It makes purchasers ot the fee and leases perfectly secure. o. lt siiuplifies, to the ut»vwit possible ._ itt, the iorms of transfer and the modes of conveyance. 6. It increases the saieab'e value of land. 7. It teuds to lower the rate ol interest on loans secured on landß. 8. It gives facilities for the sab oi large estates in allotments. 9.
