These charges also represent the cost of Conveying Lund. Inasmuch as applicants to bring land tinder IheActean direct the Certificates of Title to issue in the names of any other persons. Credit for Fees is Given, When desired by the A pj licant in all cases where the proprietor applies to liavo the land registered under the Act in his own name, and the fe~9 may remain unp v'« until laid is dealt with. Any person, therefore, who wishes to bring his land under the provisions of t.he Act, in order that whenever he deals with it he may be in a position to avail himself of the facilities afforded by having a Registered Title, can ,!o so Witkout Any Present Cost, by allowing tho fees to remain unpaid until such dealing talvea place, lie will then be in a position to Mortgage, Transfer, Lease, or otherwise deal with his land at a moment's notice. Any Title, however long and complex, may be investigated at a coat to the Applicant of only Five Shillings ; for if the Title is reected all fees are returned, with the exception ol tha tair.oupt. CEETIFICATES OF TITLE ARE ABSOLUTELY INDEFEASII3LE. ALL TITLES ARE GUARANTEED BY THE GOVERNMENT. On all Conveyances by Deed under the old system, the cost of registration in the Deeds Registry, over and above the Solicitor's charge, is never less than Fifteen Shillings, frequently very much more; while land which has been bought under the provisions of " The Land Transler Act" can be transferred at a total tost of Eleven Shillings where a whole section is conveyed ; and where only part is conveyed (and therefore a fresh Certilicate of Title is necessitated), of Thinty-one Shillings, which i 8 the highest sum allowed by the Act, no matter what the value or area of the land. Under the Regulations in force on and after the Ist January, 187 i, the charge, for Certificates of Titles issued upon lletnoranda of '.transfer is reduced to Ten Shillings in all caees where the value of the land is under Ten Pounds. Th total cost of executing a mortgage or leasrt of land, registered under tlio Act, is 'J welve Shillings, no matter what the amount involved. A mortgage may be transferred or discharged, or a lease tuarsferred or surrendered loi 1 iv'j Shillings. THESE OPERATIONS INVOLVE KO DIiLAY. The following are some of the advantages conferred by the Land Transfer syste-i: — 1. It secures the principal benefits and advantages sought to ne attained iv the ?\stein of registration of deeds. 2.
