Credit for Fees is Given, When, desired by the Applicant in all cases where the proprietor applies to have the land registered under the Act in his own name, and the few may remain unpi't until hud is dealt with. . ' Any person, therefore, who wishes to bring his land under t)je provisions of the Act, in order that whenever 'he deals with it he may be jn a to avail himself of the facilities afforded by having a Registered Title, can do so Without Any Present Cost, by allowing the fees to remain unpaid until such dealing jtftkeß place. He will then be in a position to Mortgage, Transfer, Lease, or otherwise deal with bis land at a moment s notice. Any Titl*, however long and complex, may be investigated at a cost to the Applicant of only Five Shillings ; for if the Title is reected al fees are returned, with the exception ofthaiamount. OEBTIFICATES""OP TITLK , ARE ABSOLUTELY INDEFEASIBLE. ALL TITLES ARE GUARANTEED B? THE GOVERNMENT. On all Conveyances by Deed under the old system, the .co»t of registration in the Deeds Registry, over and abovp the Solicitor's charge, is never less than Fifteen Shillings, frequently rery much hiojrii wbilfflattd which has been bought under the provisions of "Th* Land Transfer Act" ban b> transferred at a total coßt of Eleven Shillings where a whole sejtion is conveyed ; and where only part is conveyed (and therefore a fre«h Certificate of Title is vecessitated), of Thintv-ono Shillings, whioh is the highest sum aUowecl'by the Act, no matter, what the yalue or area of the land. Under the Regulations in force on and after the Ist January, ißfrfe, the charge for Certificates of Titles issned upon Memoranda of Transfer is reduced to Ten Shillings in all cases where the value of the land is under Ten Pounds. Th total cost of executing a mortgage or lease of land, registered under the Act, is Twelve Shillings^ .no matter what the amount involved. ' : r , . A mortgage may be transferred or discharged, or a lease tnarsferred or surrendered for Five Shillings. THESE OPERATIOBS INVOLVE NO DELAY. The following are some of the advantages conferred by the Land Transfer system :— 1. It secures the principal benefits and ad» vantages sought to oe attained in the system of registration of deeds. 2. It readers retrospective investigation of title unnecessary as to all land re* gistered. 8, It simplifies the Titles to Real Property lor the future 4.
