All Lands lienatecl from the Crown after the coming otc operation of " The Land Transfer A . 1870," are subject to, and must be dea with, in manner prescribed by the Act. The following are examples f the fee payable for bringing the land under the pro visions of the Lund Transfer Act : — 1. When the Title consists of a Grant, dated on or subsequent to the 28th December, 1841, none of the land included in which has been dealt with — Where the Certificate of tit is directed to issue in the name of the A iplicant : Value of land £100 to 11 2 Where the Certificate of title is directed to issue in the name of the Purchaser : Value of land £100 1 10 0 These charges are increased by 4s 2d (Assurance Fund) for every additional JBIOO in value. 2. > When the .Applicant i* { he original. Grantee, and the feiSd linn been dealt with; or where the Applicant is flot the original Grantee — Where the value of the land is £100 £2 14 2 Where the value of the land £200 - s 3 Where the value of the land is £30 3 12 6 Where the value of the land is £400 4 18 Where the value of land is above £400, the fees ncreaae at the rate of 4s 2d (Assurance Fund) for every additional £100 in value. . These charges also represent the cost oi Conveying Land. Inasmuch as applicants to bring land under the Act can direct the Certificates of .Tike to issue in the names of any other persons. Credit for Fee 3is Given, When dcßired by the Api licant in all cases where the proprietor applies to have the land registered under the Act in his own mime, and the fe?9 may remain unp until laad is dealt with. Any person, therefore, who wishes to bring his iand under the provisions of the Act, in order tha: whenever he deals with it he may be in a position to avail himself of the facilities afforded by having a Registered Title, can do so Witkout Any Present Cost, by allowing the fees to remain unpaid until such dealing takes place. He will then be in a position to Mortgage, Transfer, Lease, or otherwise deal with his land at a moment s notice. Any Title, however long and complex, may be investigated at ft cost to the Applicant of only Fke Shillings; for if the Title is reected aj fees are returned, with the exception of tha tamouot. CERTIFICATEs" r OF TITTLE ARE ABSOLUTELY INDEFEASIBLE. ALL TITLES ARE GUARANTEED BI THE GOViRIfIiENT. On all Conveyances by Deed under the old s t stem, the cost of registration in the Deeds Kegistry, over arid above the Solicitor's charge, is never less, than Fifteen Shillings, frequently very much more ; while land which has been bought under the provision's of "The Land Transfer Act" can be transferred at a total cost of Eleven Shillings where a whole section is conveyed ; aad where only part is conveyed (and therefore a fresh Certificate of Title is Leceßsitoted), of Thirity-ono Shillings, which is the highest sum allowed by the Act, no matter what the value or area of the land. Under the Regulations in force on and after the Ist January, 18751, the charge for Certificates of Titles issued upon Memoranda of Transfer iB reduced to Ten Shillings in all cases where the value of the land is under Ten Pounds. 'lh total cost of executing a mortgage or leaso of land, registered uuiler the A^ct, is Twelve Shillings, no matter wUat the amount involved.
