All Lauds lien a ted from the Crown after the coming Dtp operation of " The Land Transfer A 1870," are subject to, and must be dea with, in manner prescribed by the Act. The following are examples f thp fee payable for bringing the land under the pro visions of the Land Transfer Act : — 1. When the Title consists of a Grant, dated on or subsequent to tbe 28th December, 1841, none of the land included in which has been dealt with— Where the Certificate of tit is directed to issue in tne name of the A iplicant: Value of land £100 U. ... &t 11 2 Where the Certificate of title is directed to issue in the name of the Purchaser: Value of land , iiob '„. ..." ilo o These charges are increased by 4s .2d (Assurance Fund) for every additional £100 in value. 2. These charges also - represent the cost or Conveying Land. Inasmuch as applicant* to bring land under the Act can direct the Certificates of like to issue in the names, of any other persons. Credit for Fees is Given, When desired by the Applicant in all cases Where the proprietor applies to have the land registered under the Act in his own uame, and the fets may remain unp until land is dealt with. Any person, therefore, who wishes to bring his land under the provisions of the Act, in order thus whenever he deals with it he may be in a position to avail himself of the facilities afforded by having a Registered Title, can do so Witkout Any Present Cost, by allowing the fees to remain unpaid until such deuling takes place. He will then be in a position to Mortgage, Transfer, Lease, or otherwise deal witu His land at a moment c notice. Any Title, however long and complex, may be investigated at a "cost to the Applicant of only Fiv* Shillings j for if the Title is reeoted al fees are returned, with the exception of.tha tamoupt. CERTIFICATES OF TITLE ARE ABSOLUTELY INDEFEASIBLE. ALL TITLES ARE GUARANTEED BTL THE GOVERNMENT. On all Conveyances by Deed under the old system, the cost of registration iv the Deeds Registry* over and abovo the Solicitor's charge, (is never less than Fifteen Shillings, frequently very much mote; while land which bus been bought under the provisions of "The Land Transfer Act* can be transferred at a total cost of Eleven Shillings where a whole section is conveyed* aid where i only partis conveyed (and therefore a fresh Certificate of Title is necessitated^ of Thinty-ono Shillings, which is tbe highest, sum allowed by the Act, rid matter what the value or area of the land. Under the Regulations in force on and after (he Ist January, 187*., the charge for Certificates of Titlts issued upon Memoranda of Transfer is reduced to 'ion Shillings in all cases. w.here the value of the laud is under Ten Found*. Th total cost of executing a mortgage or lease of land, registered under the Act, is Twelve Shillings, no matter what the amount involved. , A mortgage may be transferred or discharged, or a lease twu?«ferred or surrendered lor Five Shillings. THESE OPERATIONS INVOLVE NO DELAY. The following are some of the advantages conferred by the Land Transfer system :— 1. It secures the principal benefits and ad* vantages sought to be attained in the system of registration of deeds. j 2. It readers retrospective investigation oi title unnecessary as to all laud registered. 3. It simplifies the Titles to Real Property lor tbe future 4. It makes purchasers of Ibe fee aud leases perieetly secure, b. It simplifies, to the utmiwit possible L-.tiit, the forms of transfer and the modes of conveyance* 6. It inpreases the saleab'e value of land. 7. It tends to lower the rate o* interest on loans secured on lands. 8. It gives lacilitieß for the »ah oi large estates in allotments. 0. Transactions can be effected at a moment's notice, and at a minimum rost.
