TAND TRANSFER ACT LANDS ALIENATED or contracted tc bo alienated from the Crown in fee prior to tbo coming into oneration of "The Land Transfer Act, 1870," may bfc brought under the provision^ of the Act by application from the persons: titled thereto. All Lancia lienated from the Crown after the coining otc operation of " The Land Transfer A . 1870," are subject to, and must be dea with, in manner prescribed by tho Act. The following are examples f the fee payable for bringing the land under the pro visions of the Lane! Transfer Act: — 1. When the Title consists, of a Grant, dated on or subsequent to the 28th December, 1841, none of the land included in which Las been dealt with — Where the Certificate of tit is directed to issue in the name of the A iplicant : Value of land £100 tti 11 2 Where the Certificate of title is directed to issue in the name of the Purchaser : Value of land £100 1 10 0 These charges are increased by 4s 2d ■ (Assurance Fund) for every additional £100 in value. - 2. These charges also represent the cost of Conveying Land. Inasmuch as applicants to bring land under the Act can direct the Certificates of Title to issue in the names of any other persons. | Credit for Fees is Given, Wben desired by the Applicant in all cases where the proprietor applies to have the land registered under the Act in his own name, and the few may remain unp until laad is dealt with. Any person, therefore, who wishes to bring hi* land tinder the provisions of the Act, in order tha: whenever he\ deals with it he may he in a position to avail himself of the facilities afforded by having a Registered Title,'c»n So so W/itkout Any Present Cost, by' allowing tho fees to remain unpaid until such dealing takes place. He will then be in a position to Mortgage, Transfer, Lease, or otherwise deal with his land at v moment's notice. ' Any Title, however long' and complex, may be investigated at a cost to the Applicant of only Five Shillings; for if tho Title is reeded al fees are returned, with the exception oftlm ian.oiu>t. OEKTIFICATES OF TITLE ARE ABSOLUTELY INDEFEASIBLE. ALL TITLES AXE GUARANTEED B"S THE GOVERNMENT. On all Conveyances by Deed nnder tbe old system, the cost of registration in the Deeds Kegisti-y, over and above the Solicitor's charge, is never less than Fifteen .Shillings, frequently y£ry much wore'; while land which ha 3 been bought under the provisions of " The Land Trana/er Act" can be transferred at a total cost oi .Kleven Shillings -where a whole section is conveyed; and where only part is conveyed (and therefore a fresh Certificate of Title is necessitated;, of 'I'hinty-orie Shillings, which ia the highest sum allowed by tho Act, no matter what the value or area of the land. tinder the Regulations in force on and after the Ist January, 187fc, the churge for Certificates of Titles issued upon Memoranda of Transfer is reduced to Ten Shillings in all cases where the- value of the laud ia under Ten Pounds. «Th total cost of executing a mortgage or lease of land, registered under the Act, is Twelve Shillings, no matter what the amount involved. A mortgage may he transferred or discharged, or a lease tcarsferred or surrendered ior Five Shillings. THESE OPERATIONS INVOLVE NO DELAY. The following are some of the advantages conferred by the Land Transfer system :— 1. It secures the principal bemiits and advantages sought! to De attained in the Bystem of registration of deeds. 2. It renders retrospective investigation ol title unnecessary as to all laud registered. 3. It simplifies the Titles to Real Property lor the future 4. It makes purchasers of the fee and leases periectly secure, b. It simplifies, to the ut.«wit possible i. u.t, the iorms oi transfer and the modes of conveyance. 6. It increases the saleable value of hind. 7- It tends to lower the rate o* JMterest on louns secured on lands. 8. It gives laciiities ior the sals oi large estates in allotments. 9.
