These charges also represent the cost ol Conveying Land. Inasmuch as applicants td bring land l u'idev the Act can direct the Certificates of iit«e to issue in the names of any other persons. Credit for Fees is Given, When desired by the Apilicant in all cases where the proprietor applies to have the land registered under the Act in his own uaine, and tbe fe?« may remain unp until la"3d is dealt with. . Any person, therefore, who wishes to bring his land under the provisions of the Act, in order tha*. whenever he deuls with it he rnny be in a position »o avail himself of the facilities afforded by having a Registered Title, enn do so Without Any Presents Cost, by ullov-ing the fees to remain unpaid until such dealing takes place. He will then be in a position to Mortgage, Transfer, Lease, or otherwise deal with his land at a moment c notice. Any Title, however long and complex, may be investigated at a cost to tho Applicant of only Fiye Shillings; iprjf the Title is reected al fees are returned, with the exception oi tha lamouut. On all Conveyances by Deed under the old svsleni, the co»t of registration in the Deeds iiegißtry, over mid above the Solicitor's charge, is never less than Fifteen Shillings,' frequently very much more ; while land which has been bought under the provisions of " The Land Transfer Act " can be transferred at a total cost of Eleven Shillings where a whole section in conveyed j and where only partis conveyed (and therefore a fresh Certificate of Title is necessitated), of Thintyono Shillings, which is the highest sum allowed by the Act, uo mutter what the yalue or area of the land. Under the Regulations in force on and after the Ist January; 187 i., the charge for Certificates of Titles issued upon Memoranda ol Transfer is reduced tt Ten Shillings in all cases where the value *•• lit land is under Ten Pounds. A mortgage may be transferred or discharged, or a lease tnoi'Sferred or euirreudered for Five Shillings. THESE OPERATIONS INVOLVE NO DELAY. The following are somd of the advantages conferred by the Land Transfer system :— 1. It secures the principal benelits and advantages sought to be attained in the system ol registration of deeds. 2.
