Any person, therefore, who wishes to bring his land under the provisions of the Act, in order that whenever he deals with it he nmy be in a position to avail himself of the facilities afforded by having v Registered Title, can do so Witkout Any Present Cost, by allowing the fees to remain unpaid until such dealing takes place. He wilt then be in a position to iiortgage, Transfer, Lease, or otherwise deul with his land at si moment's notice. Any Title, however long and complex, may be investigated at a cost to the Applicant ol only Five Shillings ; for if the Title ia reeded ul fees are returned, with the exception ol tha i amount. (JEBTIFICATES OF TITLE AXE ABCOLUTELY INDEFEASIBLE. ALL TITLES ARE GUARANTEED BY THE GOVERNMENT. On all Conveyances by Deed under ibe old system, the cost of registration*™ the Deeds .Registry, over and abovo the Solicitor's charge, is never less than Fifteen Shillings, frequently ?ery much more; while land which has been bought under the provisions of " The Land Transler Act" can be transferred at a total cost of Eleven Shillings where a whole sejl ion is conveyed; and where only partis conveyed (aud therefore a fresh Certificate of Title is i'ecessitated), of Thinty-one Shillings, which is the highest sum allowed by the Act, no matter what the yalue or area of the land. tinder the Regulations in force on and after the Ist January, 187fc, the charge for Certificates of Titles issued upon Memorunda of Transfer is reduced to Ten Shillings in all cases where tbe value '> tic land is under Ten Pounds. A mortgage may be transferred or discharged, or a lease tuarsferred or surrendered tor Five Shillings. THESE OPERATIONS INVOLVE NO DELAY.
