Any person, therefore, who wishes to bring liis land under the provisions of the Act, in order thut whenever he deals with it he nmy . be in a position to avail himself of the facilities afforded- by having a Ecgistered Title, cun do so Without Any Present Cost, by allowing the feeß to remain unpaid until puch dealing takes place. He will then bo in a position to Mortgage, Transfer, Lease, or otherwise deal with his land ut a moment's notice. Any Title, however long and complex, may be investigated at a cost to the Applicant oi only Five Shillings; for if the Title is reectrd al fees are returned, with the exception oi tha luuiouut. CEETIFICATES OF TITLE ARE ABSOLUTELY INDEFEASIBLE. ALL TITLES AEE GUARANTEED Bl THE GOVERNMENT. On all Conveyances by Deed under the old e/stein, the cost of registration in the DecU lu-gistry, oier and atyw'a, the Solicitor's charge, is never les^th'an FiftEßn Shillings, frequently •very much more; while land which hus been bought under the provisions of " Tho Lund Transfer Act" can be transferred at a total i-ost of Eleven Shillings where a whole section iFConveyed ; and where only part is conveyed Jand therefore a fresh Certificate of Title is necessitated), of Thinty-ono Shillings, which is the highest sum allowed by the Act, no mutter whut the yaluc or area of tho land. Uuder the Regulations in force on and after the Ist January, 187fc, tho charge for Certificates of Titles issued upon Memoranda of Transfer is reduced; Ten Shillings in all t-aaes whero the value i land is under U'en Pounds. A mortgage may be transferred or discharged, or a lease transferred or surrendered ioi JL'ive shillings. THESE OPERATIONS INVOLVE NO iUKLAVf. The following are somo of the advantiges conferred by the Land Transier system :— 1. It secures the principal benelits and advantages sought to De utcumed in the system of registration of deeds. 2. It renders retrospective investigation ol title unnecessary uh to all land re gistered. 8, It simplifies the Titles to Eeul Property lor the future 4.
