The3e charges also represent the coat of Conveying Land. Inasmuch as applicants to bring land under tho Act can direct tho Certificates of Title to issue in tho names of any other peraoiiß. Ary person, therefore, who wishes to brinn his land uuder the provisions of the Act, ig order thai whenever ho deals with it ho may bo iv a position to avail himself of the facilities afforded by having a Registered Title, can do so Witkout Any Present Cost, by allowing tho fees to remain unpaid until such dealing takes place. He will then be in a position to Mortgage, Transfer, Lease, or otherwise deal with his land at a luoment's notice. Any Title, however long and complex, may be investigated at a cost to tho Applicant of only Five Shillings ; for if the Title io re jectcd al fees are returned, with tho excoptii a of he rent. OEBTIFICATES OF TITLE ARE ABSOLUTELY INDEFEASIBLE. ALL TITLES ARE GUARANTEED Bit THE GOVERNMENT. On all Conveyances by Deed under fche old system, the cost of registration in the Deeds Registry, over and abovo the Solicitor's charge, is never less than Fifteen Shillings, frequently ?evy much more ; while land which has beeu bought under the provisions of " The Land Transfer Act" can be transferred at a total cost of Eleven Shillings where a whole sojtion sconveyed; and where only partis conveyed (and therefore a fresh Certificate of Title is i>ecessiiated), of Thinty-one bhillings, which is the highest sum allowed by tho Act, wo matter what the value or area of tho laud. A mortgage may be transferred or discharged, or a lease trarefcrred or surrendered for Five Bhillings. Under tho Regulations in forco on and after the Ist January, 187fc, tho charge lor Certificates of Titles issued upon Memoranda of Transfer is reduced; Ten Shillings in all cases where tho vulue laud ia under Teu Pounds. Th total cost of exoeu mortgage o jeass of land, registered unuti h Act, is Twelve Shillings, no matter wha ih amount involved. THESE OPERATIONS INVOLVE KO DIiLAY.
