Credit for Fees is Given, When desired by tho Applicant in all cases where the proprietor applies to have the land registovea under the -Act in his own name, and me fe?s may romaiu unp until and s dealt with. Any person, therefore, who wishes to brinn his land under the provisions of the Act, iv order that whenever ho do;ds with it he nmy be in a position to avail himself of 'the facilities afforded by having a .Registered Title, can do so Without Airy Present Coat, by allowing the fees to remuiu unpaid until auch dealing takes place. He will then bo in a position to Mortgage, Transfer, Lease, or otherwise deal with hia land at a moment's notice. CERTIFICATES OF TITLE ARE ABSOLUTELY INDEFEASIBLE. ALL TITLES AKB GUARANTEED Bi THE GOVERNMENT. On all Conveyances by Deed under the old system, the cost of registration iv the Deeds .Registry, over and abovo the Solicitor's charge, is never less than Fifteen Shillings, frequently yery much more; while land which baa been bought under the provisions of "Tho Land Transfer Act" can be transferred at a total cost of Eleven Shillings where a whole sojtion sconveyed; mid where only partis conveyed (and therefore a iresli Certilicate of Title is fecessitated), of Thinty-ono Shillings, which is the highest sum allowed by the Act, no matter what the value or area of the land. A mortgage may be irunsierrcd or discharged, or a leasu travefcrred or surrendered for Five Shillings. Under the Regulations in force on and after the Ist January, lbVl, the charge for Ccrtiticatcß of Titlts issued upon ;Yleinoran:ia of Transfer is reduced. THESE OPERATIONS INVOLVE NO BELAY. The following arc some of tho advances conlerred by the Land Transfer system :— 1. It secures the principal benefits and advantages sought to' he attained in tho system of registration of deeds. 2. It renders retrospective investigation of title unnecessary us to all laud re' gistered. 3. It simpliiles the Titloa to Real Property lor the future 4. it maked purchasers of the fee and leases perfectly secure. O.
