These charges also represent the cost of Conveying Land. Inasmuch as applicants to bring land under the Act can direct the "Certificates of Title to issue in the names of any other persons. Credit fos #6t>a is G-iven, When desired, by the Apj. licant in all cases where the proprietor applies to have the land registered uncler the Act in hie own name, ■.and the feti may remain unp "until ofid is dealt with. , ; Any person, therefore, who wishes to brinn his land under the proTisions of the Act, ig order that whenever he deals with it he may be in a position to avail himself of the facilities anorded .by having a Registered Title, can do so. Without Any Present Cost, by allowing the fees to remain unpaid until such dealing takes place. He will then be in a position to Mortgage, Transfer, Lease, or otherwise deal with his land at a moment's . notice. Any Title, however long and complex, may be investigated at a cost to the Applicant of only Five Shillings ; for if the Title is rejected al fees are returned, with the exception of he rent. CERTIFICATES OF TITLE A>lts ABSOLUTELY INDEFEASIBLE. ALL TITLES ARE GUARANTEED &X THE GOVERNMENT. On all Conveyances by Deed under the old system, the cost of registration in the Deeds Registry, over and above the Solicitor's charge, is never less than Fifteen Shillings, frequently very much more ; while land which has been , bought under the provisions of " ( The Land Transfer Act" can be transferred at a total cost of Eleven Shillings where a whole se jlion conveyed ; and where only part is conveyed (and therefore a fresh Certificate . of Title is i'eceßsitated),*of Thirity-onc Shillings, which is the highest sum allowed by the Act, jio matter what the value or area of the land. A mortgage may be transferred or discharged, or a lease transferred or surrendered for Five Shillings. Under the Regulations in force on and afte the Ist January, 187^, the charge for Certificates of Titles issued upon Memoranda of Transfer is reduced Ten Shillings in all cases where the value land is under Ten Pounds. The following are some of the advances conferred by the Land Transfer system :-° 1. It secures the principal benefits and advantages sought to" oe attained in the system of registration of deeds. 2. It renders retrospective investigation ol title unnecessary us to all laud registered. 3. It simplifies the Titl«s to Real Property for the future 4. It makes purchasers of tbe fee and . leases perfectly secure. to. It simplifies, to the utm wit possible •- «.i:t, the forms o' transfer and the modes of con ve^auce. 6. It increases th<? 6iiieub'e value ofland. 7- It tends to lower the rate o» interest on loans secured on lands. 8. It gives iacilities for the effee o» large estates in allotments, oaa iF y.
