Term 21 years, from Ist July, 1890, with option to Lerst-e to renew for 21 yearn, at rent to be fixed by arbitration one clear year before expiring of first term. Option to be exercised one dear yeir before expiry of first term. 3. Rent per Tender to be not less than 2J per cent, on capital value of fie per acre. Cash or marked cheque for firat year’s rent to accompany Tender. 4. Lessee to clear and grass 10 per cent, of area tendered for during first five years. 5. Lessee not to be compensated for Improvements if he elects to renew term ; if ho does nob elect valuation not exceeding 10s per acre to be paid by incoming tenant on all I lands improved. Saotious 151 to 153 of Land Act, 1885, adopted for valuation purposes so far &s applicable to circumstances. If no purchaser at valuation Board will again submit to tender, and outgoing tenant to take whatever successful tenderer offers. 0, Board will expend first year's rent in making horse tracks to and through land. 7. Board reserves right- to take land for roads without compensation. Hrction 12, and also 1500 acres Tutamoe Hill reserved, and right to search for and work minerals, etc., and to take land therefor.
