BALGOWNIE ENCAMPMENT FLATS.

AUCTION SALE ON 18th JANUARY.

The most important auction sale of suburban sections near Wanganui held for some time will take place on Saturday, the 18th January, at 2 p.m., in Sherriff's Studio, Ridgway Street, when Messrs. 0. L. Duigan and Co. will sell by public auction that splendid area of the Balgownie Estate known as the " Encampment Flats," within one mile of the borough boundary, and adjoining the golf links. The property has been divided into 95 first-class allotments, ranging from one rood to about two acres, and each section will, have a good frontage to a well-made and metalled road, constructed in accordance with the requirements-of the Gonville Town Board (which is a sufficient guarantee that the roads will be first class) The sections command a splendid view of sea and river. Mounts Ruapehu, Egmont, etc., and no more delightful situation could be selected for a home site. The soil is good, which is a featuro that will commend itself to lovers of a nice garden. Besides being within such a short distance of town and accessible by good level roads, the property is conveniently served by the service of the Castleclifi Railway Company, there being no less than two stations (Imlay and Balgownie) within a few yards. It is also expected that the electric tramway serviceru'ill be extended to the seaside, and when this is done the Encampment Flats sections must increase tremendously in value. This sale is a unique opportunity to acquire a sito which combines all the advantages of a residence at the seaside without any of the disagreeable features of the latter. 'Balgownie being in such close proximity to the sea, secures its full share of that health-giving ozone which has made" seaside resorts famous the world over. The unrivalled situation of Balgownie between Wanganui and its port, Castlecliff, render its future a sure one, and the locality, ig# bound to share fully in the future pro-f; gress of the town, as it is sharing at the " present time,^nd going ahead by leaps and bounds. Anyone with a few pounds to spare could not invest in a surer or more promising investment than one of these sections. Plans and full particulars may be obtained from Messrs. C. L.
